My brother and I had purchased a new townhome and two units in the condo being built in their Diseno project in NW Calgary. I heard that Landmark does not take any shortcuts during the building process and builds a good home. From my experience, they may not take shortcuts, but they also don't do the job right the first, second, or third time. We did our deficiencies walk through a week prior to our possession date however the majority of the repairs weren't completed when we took possession (and are still not completed). No one contacts us after we took possession to book in times to complete the deficiencies - I had to take initiative to get the conversation going. The siding of our unit wasn't completed until I emailed Landmark to ask them to finish it since we had a tarp covering our kitchen window the entire time. We moved into our townhouse at the end of October and it has been nothing but problems making us regret our purchase. We had our garage door seal replaced already since there was a gap in the original but were told that the reasoning for this is because the floor is uneven. Even after the first repair there is a gap and the cold air seeping in from that gap has formed a thick layer of ice over the windows and even frosted our concrete walls. The cold is seeping into our home. Our basement is FREEZING and our energy bill for this month is ridiculous since our house is trying to keep it at a steady temperature. We had someone come in 3 times to try to fix a massive seam in our wall only to find out that after painting, a huge bubble has formed under it and it will have to be repaired - again. The dry waller also did not seal off the area he was sanding and left a layer of dust on everything in our house. I had to clean up the mess. One of our soft close cabinets has already broken (we barely use that cabinet and its been less then 3 months!), there were unfilled seams in washrooms, and even tiles that were missing some grout in the en suite. The list continues. I might ad that all these deficiency repairs had to be done during THEIR working hours, meaning we either had to take time off work or arrange to have someone open our house for trades people. Two weeks ago, I had someone contact me from warranty asking if they could do an attic inspection because of the cold weather. The appointment was set up at 10am and was told should take no more then 20 minutes. I had arranged for a family member to be present. At 11am I get notified that no one has been by the house yet and because of other commitments my family member could not stay. This whole process has been extremely frustrating and not enjoyable. We haven't been able to enjoy living in our home because the problems don't seem to end. We just made one of the biggest investments of our lives and sadly we both regret it to the point where we are not looking forward to taking possession of our condo unit that are being built next year. I am not one to go and write reviews of companies or reviews of any sort but the level of frustration is unimaginable. I would never buy with Landmark again.

12 years of frozen washer lines in dead of winter, and cold breezes flowing through kitchen walls and outlets, same wall that found deficient vapor barrier around washer drain, and still not fixed. They just wanted to get out of our house rather than fix all the issues. Now an expense that we will have to bare to get it done right very frustrating when all issues supposedly fixed by professionals. Caveat Emptor with these guys. Nice try, no contact or attempts made to contact in the last year. Check your records my information hasn't changed.

Amazing staff and excellent customer service! When my sister and I decided to look for a townhouse in Calgary I thought it would be a hassle and stressful. Landmark team made it easy and a very enjoyable experience! We will definitely recommend them to all our family and friends!!!

Bought my brand new townhouse in July. The build is beautiful, and I fell in love with the design uniqueness instantly. It did not take me long to lose my taste for the builder, however. Within two weeks of moving in to my brand new build, the sewage backed up in the basement because they left the back water valve shut when they built it. I incurred about $500 damage, and they refused to do anything about it. Because my house was a show home, it had a large sign embedded into the front yard. Probably 5 ft tall x 3 ft wide, advertising theshow home hours. It took them 9 months to remove the sign after numerous phone calls and emails. They only agreed to do so once I got town bylaw on their case. In the meantime, I had people knocking on my door for 9 months during "show home" hours requesting to view my house. Now, I am 14 months in to home ownership and my bathroom pipes are leaking directly from the upstairs bath tub and into my kitchen, leaving water stains on the roof and puddles on my kitchen floor. Also, they did not wire any power into the basement. Not one single plug in. Landmark cares only about turning a quick buck on beautiful homes, but if you want a house built to high standards and a developer who actually cares about customer service, look elsewhere. You've been warned. I am not normally one to write negative reviews, in fact this is the first time I have ever reviewed something on Google before in my life. But I felt as though the rest of the world needed to hear what I've been through before they make the biggest purchase - and mistake - of their life with this builder. Judging by other one star reviews below, I am not the only one to have these experiences and share these opinions.

BUYERS BEWARE of purchasing with Landmark Homes on a project called Artis in Greenwich. For starters do not sign their offer to purchase agreement until your lawyer has reviewed as there are a lot of hidden penalty clauses. Endless promises are made to earn your business and everything becomes a change order once they have your deposit. Possession dates are unrealistic and they will ask you to take possession on special event dates Christmas Eve, or try to penalize you. Quality control doesn't exist and their Supervisors are ill equipped to coordinate or even handle the smallest repair. They will provide you with a litany of stories and will wait for the warranty period to run out before they respond or show up. Communication is sporadic and it could be weeks to months before you hear back and once you hear back you will have to send them several more emails to bring them up to speed again. Dealing with their Warranty department is a nightmare. The reason they don’t give you a name or a number is so that no one can be held accountable for all of their short comings. I was led to believe that the building process with Landmark would be exceptional and would leave a lasting impression. The only impression I am now left with is of utter incompetence and disbelief.

CANNOT be contacted. We have had issues with faucets and LED lights, and they do not answer the phone or emails. Tried REPEATEDLY. The issue is that obscure/hard to find fixtures are used and then not easily replaced. And, when you need to speak to them about this, completely ignore you.
