My car was broke in in the parking lot. There were two more cars’ glass got smashed as well. Pay 200bucks per month. Office can’t do anything. No criminals are found. No camera in the parking lot.

I rent a share accommodation on 11020 Jasper Ave, (Apt-1811) Edmonton, AB T5K 2N1- it was a bachelor to share- the person who rent it, she ask for $ 600 & $280 deposit, she was renting basically the closet, when I call her to move in she didn't answer, I did not get any response and I lost my deposit. Be careful if you are renting on a share accommodation with some one, is best if you find a place on your own for almost the same price, Just in case the person's name is (Brenda) she is a thief. I spoke to the rental office and they told me that she has done it before, the office cannot do anything but unacceptable from a property management office to have this kind of people. I believe her name is Glenda Clarke- and goes by Brenda is a thief, she sounds like a nice person but she doesn't. she will take your deposit rent and will never give it back to you...

I've lived in this building for 8 years and the reason is simply that the property management folks are fantastic! Honestly, I've had zero issues with requests for assistance with things that go wrong from time to time (infrequently but stuff happens), and the staff legitimately care and want to help. The building is constantly being improved upon, which is rare for apartments in my opinion. All floor hallways recently went through renovations for a more modern look, and the suites seem to be renovated when they can be. The building is also currently in the process of exploring how to add even more amenities in the building. Cool! Special shout out to Chantyle, Dawn, Grant, Napoleon, and Tina for all their hard work every day. Two thumbs way up!

Tina, Chantyle, the security staff and maintenance staff have all been nothing short of exceptional and professional. Since moving in on January 1st 2021, everyone has always been efficient and speedy in maintenance, repairs and anything else that was needed. It really feels like a home here especially since we have a large dog Enzo. He has been treated with love by everyone which makes this the best pet friendly rental we have experienced to date! Definitely would recommend renting at JasperOneeleven to any friends and family.

I was fortunately warned by past tenants about the issue with the severe ant infestation. When I asked about insects in the walkthrough I was told there was none. When I then asked if there were "ants" I was told that there in fact were. And that they would take care of them. After 7 months and multiple reminders they finally sent an exterminator. They attempted to say that I had ants because I was not cleaning properly(the exterminator asked me to clean the drops of raid that I left out) despite the fact that they were discussed in the walkthrough. Bringing this up via email has left with me with no responses from management. My kitchen sink also has backed up over 12 times with sludge from the floors above. I am on the lowest floor which employees have now been warning me is "full of problems" Though at the rate of rent I am paying I would expect at the very least to have sanitary living conditions. My bathtub has also backed up with sewage 2 times and counting. When I have repeatedly asked what the company is prepared to do to improve my living conditions I was also left with no response. After the most recent flood from across the hall which left my carpet drenched in sewage, I have yet to recieve a reply on when the carpet will be replaced. On top of that there are subsidized tenants who can be a problem. When I photographed and caught on video a tenant above me vomiting off of their balcony onto mine I was told by management that the suite was vacant despite my photo and video evidence. I have noticed the stairwells going for 2-3 months at a time without being cleaned or maintained. Issues I have brought up to management have resulted in either neglect, denial, or gaslighting. After emailing my troubles up the chain I was met with a notice of non-rent renewal. Despite the building being pet friendly it is not maintained or managed properly. I am currently awaiting my suite to be cleaned after the most recent leak. It has been 6 hours and my feet are covered in sewage with no water to wash them off. The office has not responded to my emails and even left early today. If this building is a reflection on GWL as a whole I would stay clear at all costs.

DO NOT RENT HERE! GWL RESIDENTIAL ARE CROOKS!!! THEY ARE CHARGING ME 450$ FOR CARPET CLEANING WHEN I PAID 90$!!! THEY ORIGINALLY STATED I WOULDNT BE CHARGED 225$ FOR A "RESIDENTIAL FEE" AND THEY STILL ADDED IT ON THE MOVE OUT REPORT. SECURITY ALWAYS RACIALLY PROFILING ME! IF I COULD GIVE THIS NEGATIVE STARS I WOULD!!!

I have lived here for 10+ years now, and I couldn't be happier. It is an older building in the heart of downtown and I have felt so taken care. When there is anything urgent the manager Tina takes care of it right away. She and the staff are always there to help with any questions or concerns. I feel very blessed to be living here. Additionally I have found a small community of friends in the building, I feel very fortunate to have found this place all those years ago. Thank you so much Tina!!!

Excellent service from front office and maintenance staff. They are prompt in responding to concerns and despite the challenges inherent to managing a large rental building, they go above and beyond to help whenever they can. They know their residents by name and are respectful that this is their workplace but it's our home. There have been some major renovations and upgrades over the past few years - it's an older building, but well-maintained. Great location, possibly the largest balconies anywhere downtown, and terrific value for a rental.
