T	Tracy Beck on Google ★ ★ ★ ★ ★ I am amending a review written yesterday regarding my concern about the legitimacy of this company. I did receive my rental deposit back (finally!) on a property (Terrace Beach Resort in Ucluelet). I had booked and cancelled this rental within the same day. Although my card was immediately charged, the refund took 18 days to process. When calling and emailing to follow-up on the reason for the delay, I was constantly told that they were 'looking into it', and that it could take 10 days to process. After another round of calls, I received an email on May 3 indicating that I had cancelled, but no mention on the formal cancellation that my $1400 deposit was going to be returned. Very frustrating. After calling again on May 9th, I received confirmation that I would be refunded, which I was - the date of issue was May 9th. I'm not certain why this reversal was not processed immediately. Having not dealt with Host Genius, I was nervous about receiving my money back, which created an inordinate amount of stress. I would be hesitant to book anything through Host Genius in the future unless they adjust their refund process.
S	Steph Y on Google ★ ★ ★ ★ ★ Majority of the 4-5 Star reviews are from people that use HostGenius as property owners but the majority of the 1-2 star reviews are from tenants/renters...Why is that? Because HostGenius does not strive to advocate for the renter/tenant but for the property owner clients. I felt forced to break my 1 year lease in less than 6 months due to lack of support, communication, professionalism, and anything else you'd hope from a property management company. Being a tenant of HostGenius severly elevated stress, anxiety and depression to a point that I had to sign up for anxiety support. The moment that broke the camels back was that the broker manager of the property I was renting was unprofessional in that he texted: "I suggest you lose the attitude, young lady" when trying to discuss my situation over the phone but he kept missing the set time frames of which he said we would talk...he did not tell me he wouldn't be able to make the time set and just stood me up 3 or 4 times...I ensured to be free during his call so this wasted my time. He then told my neighbouring tenant that I have an attitude problem when he showed up unanncounced to the property. I have yet to receive one email or communication of them acknowledging that I have left the property after they received multiple emails from me, including an official letter stating my vacancy. There were so many issues that went unheard/not supported that I desperately needed to leave to save my mental and physicial health. If I could leave 0 stars, I would. Renter beware.
T	Teresa Liao on Google ★ ★ ★ ★ ★ I initially signed on because of a really responsive and experienced property manager; however, they have switched property managers on my property abruptly and since then, getting a hold of anyone has been very very difficult. Now I am unhappy with their service. There is not one person that I can contact that I can rely on to respond to my questions. On top of that, they gave me incorrect information that there were new tenants, without ever notifying me. Really disappointed... Edit: 1. The manager sent me an email 7 months into the tenancy, quote, “Thanks so much for reaching out to us. I can see that the new tenant just moved in last week” by email. 2. You did not say on the phone that you strive for <15 min responses. In fact, you said that your service level is that you strive for one business day responses.

Within 2 weeks they found a quality tenant and have continued to manage the property since then. I haven't had any problems since. Or if there have been problems with the tenants, I haven't heard of them or had to deal with them...exactly what i want with a property manager!!

Alex was great in answering all my concerns before moving forward with their service. I have been using them using for about 3 years now, my unit has almost no vacancy and maintained pretty well by their cleaning team. Alex, Augustine and Brittany are very professional, responsive and great customer service. I would recommend HostGenius for all your management needs.

I had a number of minor issues with the house we are renting and they were quickly resolved with a handy-man knocking on my door and fixing the issue the same day. It's like having a concierge service in your home. Chris (the managing broker) was also really accessible and incredibly flexible to work with. I definitely recommend Host Genius to anyone looking for a professional team to manage their properties.
