Absolutely terrible appraisal experience. Slow to book, slow to complete, provided false information as reasons for delays. FNF, if you read this please stop using them. Maybe better in Edmonton but in Calgary it was a nightmare. 11 days from appraisal request to completion on a rush deal.

A gentleman by the name of Aman came out to do our appraisal near Edmonton. Nice guy, professional. I was glad he actually came to the property, unlike our first appraiser. However below I've included portions of the email I wrote following his appraisal. Edit: this company borders on fraud. The appraisal they provided was "invalid", ie: not usable by my bank (ATB financial). $432. They do not respond to communications and have turned a simple process into a nightmare due to their incompetence. They provided conflicting information on the completion of my house which led to the bank requiring another appraisal. Absolutely use someone else. .... "In my opinion, your report was riddles with errors. They are listed below: Ceiling finish: drywall -There is approximately 1400 sq ft of Shiplap on the ceiling Heat Return Ventilation: box unchecked 4 car garage listed: it's 1550 sq ft approximately. If a normal garage is 25x25 (625 sq ft), then it's absolutely a 5 car garage. There are not one, but 2 built in decks. I have to assume that you realize (maybe not) that there are literally no comparables out there. Nobody has a modern farmhouse. Nobody runs a 17ft vaulted ceiling with shiplap. (For the record, that's an un-noted $25000 upgrade, bypassed in your report). Those are custom painted garage doors. Shiplap on the walls, custom high end railings. That granny suite, even unfinished has significant value, uncaptured by your appraisal. Finally your comparisons are not comparisons, not even close. To start with, their property size is half what ours is. Have you been to Rosewood estates? I have looked at many houses there. None, regardless of price, compare to this home. Why not run an independent statement or advise there are no comparisons available due to the unique craftsmanship of the home. E4141953 would even be a better comparison than the spec homes you have listed, at least it's a full on custom build. 1.4 million. E4146897 .. I've been in that house. It would make a great comparison to ours though our location is better. List price, $999,000. Anyhow, you are getting this because I wanted to let you know that I believe your assessment and comparibles were flawed and while I don't believe there will be a correction, there should be based on us paying you to do a job that, quite frankly, I don't believe was done correctly." That sums up my experience. It could be noted that I have some bias as I believe the home we built has significantly more value than what was appraised. It is possible that I don't "really" know how the appraisal business work but I believe with no education, I could've found better comparables and done a significantly better job than Express Appraisals. Prabh Gill has appraised our house, and the resulted value is so far away from the market value. I am not even sure how he got to that number, and his response is only that he is right without any explanation. This is aligned with other negative reviews here, so I am not surprised. Terrible experience, I wouldn't recommend anyone to work with this office.
