★ ★ ★ ★ ★ We contacted Mark on June 1st to inquire about retrospective appraisal on our rental property as we are selling the property and needed an appraisal for capital gains purpose. He had done an appraisal and was physically on site in Sept. 2019 when we renewed the mortgage so he has the record on file.
When we spoke to him, he agreed to conduct a retrospective appraisal with an estimated quote and turnaround time over the phone and asked us to send him an email. We sent an email on June 2nd and on June 4th, he replied and said he was unable to follow through with this appraisal due to new contract obligations (this is the exact wording from his email.)
We called him on June 5th and stressed that we were not in a rush to get the appraisal if he had other projects that prevent him providing the appraisal for us. The rationale is that he had done an appraisal for us with photos taken on site in Sept. 2019 and it would only take him 2-3 business days to perform retrospective appraisal according to Mark. His tone was cold and abrupt emphasizing that he couldn’t help but would try to recommend other people for us. We never heard back from him since then and found him very unprofessional and untrustworthy. We ended up using an appraiser recommended by our realtor and the appraiser provided us with the retrospective appraisal in two days. With this experience, we will NEVER recommend anyone to use Mark and his firm. We will also provide the feedback to the bank where they sent him to do our appraisal last year to inform them.

★ ★ ★ ★ ★ Mark appraised our home and it came in $125K less than another bank. Now we have to go with the other bank because of this.
When we met in person, he assured me that our home would be appraised higher than what he actually did.
We showed him houses that are way worse than ours on MLS and yet, but he appraised our house way lower than them. We have a quality house that everyone compliments, but he didn’t see any of that value that everyone else sees.
I don’t recommend hiring Mark Elliot if you want a fair appraisal.

I selected Elliot Appraisals based on favorable Google reviews. I am happy to say my experience was very positive. Mark Elliot the company owner completed the appraisal and he was prompt and flexible (He was able to meet me at my condo after 5 pm after I finished work). His pricing for his services was competitive and the report was thorough. The Fair Market Valuation he arrived at for my condo was in line with my expectations based on what has sold in my neighborhood. I would definitely use his services again.
