★ ★ ★ ★ ★ Absolutely beautiful architecture, brand new building, so it's super clean looking. However a HUGE design flaw, only one freight elevator. On a brand new building, there's no excuse.

★ ★ ★ ★ ★ For all the buildings in Calgary this one stands out for having the most interesting dynamic between lease payments (undiscounted) and assessed value. According to the city of Calgary the building is worth less than the lease payments MEG alone has committed to making, and they don't even come close to a majority of the building - it is hard to find a better example of the mismatch between real estate valuation and deemed value than Eau Claire Tower. It is also a really nice building with decent, if somone what obstructed views of the river.
