Paper thin walls + nosey neighbors = false domestic charges for many people at Birchwood Village. It's happened to a few people that I know now. Dont sneeze too loud or you will have a house full of North Bay's finest and your family ripped apart for no reason! Unless you have the perfectly silent family who never argues or makes any noise, steer clear of Birchwood village's money making police trap!

I would recommend living in Birchwood Village to anyone. The two times I've had to call maintenance they were incredibly kind, and were there the same day to help. The staff who arrived were professional, polite and very focused on resolving the issues quickly. By far the best townhouse rentals in town.

Birchwood village years ago was awesome place to live. I moved back cause of the well maintained housing and yards. Moving forward now 2019 its buy far the worst maintenance ever, sidewalks are rarely shoveled in the winter I have mold growing in my unit, paint is running everywere cause of previous tenants smoking I assume, and management seems to enjoy intimidating tenants every chance possible, and oh ya FYI dont plan on trying to use your small yard for anything at all. Very disappointed and wanted to give a real review I wish I could have read this before coming here.

I have lived in two separate areas of Birchwood Village over the past 14 years; once for six years, and now I'm going in to my fourth year in the "new" place. As a property manager myself, I can fully appreciate why the people in the office are as strict as they are, and why it's mandatory that people pay their rent on the first of each month when it's due. I absolutely love my location, I have excellent neighbours, and yes, they make you put your dog in a room with a closed door when they attend to fix things, but that is for the safety of their employees. Rules have to be enforced because failure to do so will result in the complexes looking like tenements, so while I don't agree with all their mandates, I do respect and abide by them because my complex looks very nice, as do all the others. I recommend people to Birchwood when I am unable to offer them affordable housing, and I hope that some, if not all, have found as great a place as I to live.

My family has resided at Birchwood Village for the last 4 years and we are extremely happy and satisfied with everything. In reading a comment posted by Sean Costello, I laugh at his misleading review. Birchwood Village sidewalks are always shoveled and salted after a snowfall! Birchwood Village must have miles of sidewalk and they do not have a maintenance man standing every 500 feet with a shovel just in case of a snow dusting. Snow on sidewalks are removed and sanded immediately after the snowfall has ended! Parking lot snow removal must be contracted out to an external company as the maintenance staff only snow blow and sand/salt the sidewalks and not the parking lots! If Sean Costello has mold growing in his unit then the fault is his and only his as he should crack a window or turn on the exhaust fan in the washroom or fix his dryer pipe to reduce moisture in his unit which is the direct result of his mold growth! Of course, he would love to blame the maintenance of Birchwood. Sean Costello also states in his review that "management seems to enjoy intimidating tenants every chance possible." Just abide to conditions of your lease and you will not have any trouble. If your dog defecates in your garden, clean it up immediately so your neighbours don't have to smell it in the summer and don't let it pile up during the winter. Don't have fires in your backyard as it is against the city bylaw and the terms of your lease! Don't store your snow machine, boat, motorcycles, R.V.'s, trailers etc. in your backyard as it is against the bylaws and your lease and an eyesore for the rest of us - your neighbours! Park you vehicles in your assigned parking spot and don't encroach on your neighbours, create your own parking space or park in an unassigned parking spot and you won't have problems or incur towing fees! If you think you can just dig up the sod in your front and back yard to grow watermelons, pumpkins or set up a garden, read your lease as it is not allowed and an eyesore for us your neighbours! Don't drive on the grass to put ruts and ruin the landscape to save a few extra feet from your assigned parking spot! Grass is for walking not driving your vehicles on! Should you decide to install an air conditioner in your window, put up clear Plexiglas around it as stated in your lease and not some ugly rotting plywood or cardboard box and management won't be notifying you. If you put a wading pool in your backyard for your children, empty it at night as per your lease so that some innocent child does not drown - and this has happened before! Don't throw your old chesterfields, recliners, mattresses, televisions etc. to the curb as the city garbage collectors will not pick it up and it ends up being an eyesore and is a violation of the city bylaw (heavy monetary fine) by the North Bay bylaw officer and a violation of your lease! Also, put your garbage bags out on the morning of your garbage pick up date and not the night before so animals can rip the bags and drag it around the neighbourhood. That is also a heavy fine by the city bylaw officer when caught and a violation of your lease! Also, be mindful of your neighbours and please watch your voice and music volume and especially avoid profanity as Birchwood Village is a family community with plenty of children and schools close by! Mr. Costello, I and so many other neighbours have had nothing but positive interactions with Birchwood Village management and maintenance staff. When a repair in my unit is required, I call it in, the matter gets triaged and service or repair is not far coming! Great maintenance operations. The management office is professionally run and the staff is courteous, and accommodating! The manager is firm and very polite as well as very knowledgeable. If you have been contacted by the Birchwood Village management about your unit, then you have either violated the terms of your lease or some municipal bylaw. No one is picking on you! Be mindful and respectful of others. BIRCHWOOD VILLAGE IS A GREAT PLACE TO LIVE!

My wife, children and I have lived at Birchwood Village for the last 3+ years. A great place to live! The Management Office staff are great. Martha is professional, polite and has always assisted us with our rental needs and provides excellent customer service - everyone thinks well about her. The maintenance staff (Reg and Rob) are also great. Reg and Rob are also well regarded by many residents and they respond quickly and know what they are doing. The property is very nice and I recommend Birchwood Village to everyone!

My girlfriend and me have lived at Birchwood Village for 5 years and just love everything about this complex! We love the area, the townhouse, the service and upkeep of the properties. In the winter the walks are cleared after the snow stops falling and in the warm months the grass is mowed up until the snow falls. This year the parking lots were cleared really quickly and fast. Nothing to complain about at Birchwood Village. We direct deposit our rent and we never hear from the property management office. When we need anything from the property management office such as a guest parking ticket, the property manager Martha is very pleasant and accommodating. The property manager is always at the office, knows her stuff and works very well with the tenants. When we have a dripping tap or other problem we call the office and the maintenance people call back and fix the problems pretty quickly. They even check our smoke and CO2 detectors every year, clean our furnaces and have even replaced our roof. Birchwood Village is a family type community with young children and seniors living together well. Yes, every so often you get the demonic or satanic tenant but after we call the office to complain they get dealt with professionally and quickly. We had a neighbour that let his dog run loose and poop everywhere, but after speaking with Martha at the office, she shut them down quickly and now they are following the rules. People sometimes park in assigned parking spots and when the property management office is called they tow the vehicle very quickly! People and guests have to be more mindful of others. The Birchwood property management office runs a tight ship and does not put up with troublemakers. We see the Birchwood trucks drive around and pick up garbage, cut grass and go to units but many tenants think that they could use a few more people to keep up with the repair, snow blowing and lawn cutting demands. Last year it looked like they only had 3 or 4 people mowing and trimming the lawns and they definitely need more hands to make the place look attractive. Our neighbour has lived at Birchwood for about 22 years and said that they use to have about 8 people mowing in the summer and it looks like 3 or 4 now. Don't get us wrong. All is nice here. Living at Birchwood Village has been a great experience for my girlfriend and me and our children. It's the best kept secret in North Bay. Birchwood Village is close to parks, skating rinks, lakes, restaurants, grocery stores, down town, mall and shopping. Great place for families and seniors as everything is close by. The rents are very reasonable and their customer service is the best in North Bay.

I have lived here for a few years now and while it was a great place to live. I have found recently so many issues regarding the area and the office. Office is inept at best, while having many positive interactions with the office staff they are often confused on their job and have issues with their paperwork. Lovely people, just a little on the slow side. Maintenance is amazing, I can't say enough good things about them. When you call, one of the friendly professionals will be by usually same day. Great people. Joe goes above and beyond. The school is being closed in the area in the next couple years, not related to area but is, so if you're looking at this area, peak at the new school/zone and plan accordingly. The sidewalks and walkways are useless, broken and in need of immediate repair. They also hiked the rent for new people moving in in Jan 2022 from around 1050 a unit in Dec to almost 1400. Kinda gross but they insist it is around market value. There is a PokΓ©mon Gym right near the park which is handy and you can catch lots from your living room/unit. A group of us usually do a walk every night around the area - everyone is welcome to join! We will also camp gym on weekends.
