Live here for a year. When we signed the lease the agent waited till after to say that at first sign of any pest please let us know. Little did we know that it meant roaches. I was under the impression that landlords had to disclose this kind of thing. We were sprayed 3time (each being a set of 2 apts). Only helped for a little while. Building is alway too hot, even in the winter we were averaging 30 celsius in the apartment. Rad blew on christmas day and we as the tenant were blamed for the issue( stating that we didn't keep the min temp). Heard from there people in the building that also have bed bugs. Had someone climb the balcony to the 3rd floor and was told by the office to contact them during business hrs. No Matter how close of everything this place is. I recommend looking elsewhere.

Do not live here. Cockroaches are infesting the buildings. Ant infestations in the summer and flooding first floors when it rains. The garbage facilities are not adequate for the building, so it is often overflowing and occasionally spilling into the hallway. This place should be condemned. It is disgusting and the company just does not care.

I don't recommend this building.I was stuck living here for a year. They charge a lot of money and you get no value for it. This is actually the worst place I have ever lived. $1535.00 for 1 year contract for 2 bedroom and 1 parking spot Negatives 1. There are cockroaches 2. Old, low quality building 3. NO security or extra services [i.e. pool , gym, tennis, ] 4. Outdoor parking only 5. Same price can get you a nice apartment in other parts of the city. 6. No Air Conditioning 7. Uses old, boiler heating system that is noisy 8. Shower water changes temperature from very HOT to very COLD with no warning. Had them come to fix it twice but it never helps. 9. Located in a undesirable part of the city, which has alot of transitory people coming through because of the proximity to the public transit. 10. High crime area--Check crime rates in the area with the Calgary Police Service to confirm this. We have called the police 5 times since living here due to disturbances outside and in the building. 11.Electricity is not included Positives 1. Near schools and daycare 2 Lots of shopping nearby 3. Easy access to C-Train for transit 4. Maintenance staff is helpful and friendly when available [better not have a problem evenings or weekends] 5. Water and heat are included

Lived here for a year. First day moving in I noticed a huge swastika spraypainted on the front sliding door of one of the bottom floor apartments; should have taken that as a bad sign. Also ended up getting mice, cockroaches, and bedbugs CONSTANTLY. After getting them to spray the apartment several times, (which did absolutely nothing by the way, the guy they send in doesn't do a damn thing. He didn't even bother to show up for the follow-up), I had to go out of pocket and spend several thousand dollars to heat treat the bedbug problem. I immediate moved out after that since it was only a matter of time before the bedbugs and mice and roaches came back. The neighbors get infested and don't care or report it. The management doesn't care. They shut off the water several times a month and tell you to "fill a bathtub" so you have water. What a joke. !!DO NOT LIVE HERE AT ANY COSTS. I WOULD NOT LIVE HERE FOR FREE!!

I wish I could leave zero star. The management is getting worst day by day. We were moved in to the unit that was not cleaned at all. We spend 2 days cleaning the unit back in December. It is taking them more then 6 months to fix/replace mail boxes that were broken into last December. We were told that it will be replaced by mid May, gladly the work started a week ago and not sure how long will it takes to finish it. The laundry is in the worst condition, all the machines are there for stealing money from tenants. We have complained about it several time with no resolution to the problem. When we talk to the manager we were told that all the request related to laundry should go to the service provided (Coinmatic). We call them so many time but the issue stays the same, all they says and do is send a tech and do not realize the issue is with the machines which they don't want to replace. Why we have to talk to a 3rd party vendor when you are the one collecting rent. When we told during the winter that our unit it getting too cold, they send a maintenance guy that put some silicon over the frame that didn't helped at all instead of having someone with bit more experienced or a window guy to look at it. Hope this get to the top management and have a resolution to our problems

Have lived here for 3 years-- and it has gotten a ton worse every year. It has lots of families from Africa here who do not care what their kids do. Front door propped open lots so anyone can walk in. Running around the halls. Knocking on doors and buzzing the front buzzers before running away laughing. Door slamming quite a bit. Garbage chutes are closed, so kids bring them down to the bin and dont throw them in. Just leave them at the hallway door to the garbage-- making the hall stink bad. People above us have 2 or 3 kids that we have complained about because they stomp constantly and hammer on the wooden floor lots. Left a message and went to the office. No manager has cared to call us back since. Office said to write down every incident. We have written down something every day!!. Tried talking to them, and they had the chain on the door peeking out asking me what my problem was after asking them to quiet down. Got pepper sprayed once coming home at 10pm. There are a lot of street bums at the train close by. And they cut through this complex lots. Find them sleeping in the entrance way quite a bit. Outdoor parking only. Not enough working washers and dryers usually. Our dishwasher always needs repairs once a month at least. Not enough water pressure in the kitchen. We are looking elsewhere right now and will be moving once our lease is done May 1st.

I'd give a lower If I could, security guards would not deal with the homeless problem. Would harass my family because we were not of the same ethnic variety and would allow my vehicles to be broken into. Happened twice within 1 year.

Poor management, some tenant park on the parking entrance way and when we call to a parking authority, they said we know this is illegal but the management need to put sign first. we report before four months ago a management not respond and no sign, still they parking illegal.
