I had my Will completed by Bernard, and it was truly great working with him. He was professional, and yet warm and personable. He was very knowledgeable and provided sound legal advice for my estate planning. He was patient in answering all of my questions, and did so in a way that was easy to comprehend, which is much appreciated by someone like myself who is not familiar with legal jargon. It was always easy to reach Bernard and his team, and I always received a prompt, courteous response. I would certainly use Bernard's services again, and highly recommend him to anyone who needs their Will completed.

Need a lawyer for an real estate transaction. Found Mr. Lau and his company based on internet reviews. Sure glad I did. From my first phone call with Oliver to follow up exchanges with Regine, to the last meeting with Mr. Lau, they were very professional, courteous, and helpful. The entire process was a very pleasant experience. Next time when I need a real estate lawyer, not nee to find a good one on the internet I have added their company to my professional services provider list. Highly recommended.

I hope this piece of information can help the readers to choose the right legal firm for their conveyances. The wrong legal firm can result paying sky-high attorney fee and the worst case will result serious penalty from the late closing I used the Bernard Lau to close my conveyance. My legal fee was quoted by Bernard around $1,200 to $1,500. However, $3,500 of the legal fee was billed, is shocked to me. I talked to Bernard why the charge was $3,500 but not as what he quoted. He blamed that the complexity of this conveyance and additional time were needed due to out-of-town signing, private transaction and ILA requirements. Obviously, it is not true. The conveyance was done in an inefficient way by the newbie lawyer Qi (Bernard Lau in charge for the file but all the works handled by legal assistance and lawyer Qi) with lack of experience and professional manner. It is not the reason that this transaction had many requirements from the lender. The points that are absolutely not acceptable. -Quote for the flat fee but arbitrary increasing the charge without any notification -Lack of experiences and profession that resulting more time was needed Qi handled for my file, however; was lack of profession and experiences to deal with Equitable Bank based on the whole process to correspond to me, mortgage broker and the lender. Per Qi’s message, she had spent 3-4 hours at least for my file. Yes, I agreed the time spending on the file due to lack of experiences to deal with lender’s funding requirement as well as lack of profession to handle some special situations such as ILA, Payout balance for Credit Card and Gift letter illustrated how unprofessional work was being done and wasted most of the time. -Qi had difficult to solve it out the account information from Lender’s FCT and the account statement I provided to her. I believed this kind of technical work should be done by legal assistance but no need to have the lawyer to spend an hour to figure it out. -The gift from my sister was used for mortgage approval that was considered as purchased deposit for the P&S Agreement. This is the credit deducting thru the purchase price to the seller’s Statement of Adjustments. Unfortunately, Qi emailed me and suggested that she wasn’t sure how to deal with this situation. She advised to reduce the purchase price with $300K thru the Contract of P&S Agreement. I was afraid of the lender might reduce the loan amount since it is based on the 75% of the purchase price. I called Qi to discuss this situation with her and she said she would talk to Bernard Lau about it. This is very simple deduction but came out a half hour of discussion. -Out-of-town Signing – it is very common to sign remotely due to COVID-19. I don’t believe any firm will have additional charge for this situation. -Private Transaction – I don’t see there is any difference due to no realtor involved. As I had prepared all the documents for the Contract of P&S and advised not to deal with the tenancy agreement since we could handle it by ourselves. In Summary, this conveyance was completed in the inefficient way. My case is just like the training course for Bernard’s staff to gain more experience but the client paid for the training fee. Obviously, it is not fair to charge more than double of legal fee for an un-efficient and unprofessional service. Finally, quote for the flat fee but arbitrary increasing the charge without any notification is not acceptable. To All Reader: Be cautious to choose your lawyer for your conveyance with the following points: -Do not trust the lawyer’s quote without any written agreement since they might arbitrarily increase the charge without any notification. Look for some firm only charge flat fee. -Do not trust the firm with many years experience; your case can be handled by newbie lawyer and additional charge will be applied -Avoid those firm broke their verbal agreement even though they sounds have good reviews.

The expectations you should have from a law firm needs to be very high. After all, they are taking care of perhaps the most important aspects of your lives, in my case it was me buying a house. From the first contact to the final signature, all I saw was full professionalism. They took the time to walk me through the process, made it very simple for me to review and sign documents as required, patiently explained details and answered all my questions. In the end, I am now a happy owner with zero issues. I won't hesitate to work with them for any future needs, and bear in mind I live almost 45 minutes away by driving! :D That's how good they are. Their fees were also completely reasonable for the amount of work they did. You are paying for quality work that gives you peace of mind. Well deserved 5-star rating.
