Payments made on my behalf by mortgage lender totalling over $7000 have not been applied to my account. (First made Jan 17 to their lawyer, second made Jan 31) Meanwhile my account shows in arrears

These are the new managers of our Strata. Have not been to this office. They are quick to answer the phone and pass along messages or get the property manager involved when urgent matters happen in the building. They also listen to the problem to understand it instead of just dismissing you.

Apparently they have been completely closed since the 16th of December and because of this there has been a fire alarm going off in an unoccupied suite for almost 3 weeks. The emergency line refuses to do anything as they don't define it as an emergency. I am a light sleeper and I'm at the point of not being able to go to work because of fatigue. This isn't a serious issue normally but when it's gone on for 3 weeks it's kind of ridiculous. They literally don't care enough to drive 15 minutes to unlock a door. I am deeply concerned should anything actually go wrong that impacts my life even more or should a horrible tenant move in, they are clearly unwilling to do even the slightest amount of work even when I know multiple tenants on my floor have called and emailed.

Worst Management company ever. Any work done through them is massively overcharged. Won't go into detail due to receiving a "we'll send this to legal", but at the end of they day, THEY terminated their agreement to manage our property after increased oversight. Should tell you all you need to know. The last year they managed us, the budget was exceeded by over 40%. The past 2 years after moving on from them, we've stayed under budget, contributed to the CRF and still managed two large scale projects.

I’ve received a letter saying I abandoned my unit, when I followed up because I clearly have not done this, they rudely said β€œtheir mistake” . Their AR department changed my account information without my knowledge or request, and sent me an email informing me that my account info is incorrect and my payments haven’t gone through. It’s been 21 days now since their email which I responded to immediately, and have received no response, even after sending 4 more emails. Unorganized and offer poor service.

If i could give 0 stars I would. This is the most useless property management company I have ever dealt with in my life. They are very rude, abrupt, condescending and don't actually offer any sort of service. they collect $18k a year from out Strata but I'm not sure what they even do. Avoid hiring them if you're looking out for the best interest of your property. Sarah Lutz is rude, abrupt, talks over people, talks down to people and she thinks she knows everything. Sarah likes to tell you about all of her experience and years in the business like people care. William Wong doesn't know what he's doing and I'm sure the rest of the staff is clueless as well. I brought up numerous issues and not one of them got addressed. We've had 3 different Property Managers over the past 4 years, not a good trend.

Very incompetent and callous strata manager. Ryan Walmsley ignored the info we told him about the plumbing problem and fail to fix it. A terrible incident happened after the failed repair see photos below. My mom was traumatized by the disgusting foul blood like back flow splattered all over their only bathroom at night. My senior parents had to clean it up late at night. Ryan never apologized instead still charged us for the failed repair they provided. We had to fight 9 months constantly! He made our lives like hell during that time. Just asking for a meeting with the strata council took over 6 months! The only way to make any progress was to talk to his manager. Even after the council agreed to remove the charge back he fail to do so and we had to contact him again to get it removed from our bill months later. What a terrible service he provides! Why is he still employed? His incompetence and lack of care is through the roof! He doesn’t care at all what my parents had to go through. I don’t understand why he did everything possible against our interests. Why he protected the plumbing company and the council by all means? He refused to answer my question.
