Strata manager works for strata councils and ignore owners from other strata. Very unprofessional and ignore emails.

our building. Their managers, Angus, Sunny and Arron, are always there to provide assistance and advice.
If you are looking for a fast-responsive and knowledgeable property management company, I highly recommend them to you.

★ ★ ★ ★ ★ I’m not sure if there’s any point in giving AA Property Management Ltd bad reviews anymore. The landslide of 1 star review should tell anyone to steer away from hiring them already, but what’s the point? They’re just going to work an inside deal with the strata council, and the strata owners cannot be bothered to care enough to take action. Eventually, they are just going to change their company name and scam another round anyways.
The strata agent I was dealing with is Angus Yuen. This person is very unprofessional. He would exaggerated false claims on on strata notices with prompt response, but ignored all correspondences for 6 weeks when asked to provide evidence. Angus Yuen’s action directly caused me financial loss. What makes matters worse is our strata council have also ignored me. Some of our strata owners speculate AA Property Management Ltd. works out rebate with Strata Councils. We have no proof, but our strata council members have remained silent when I pointed out Angus Yuen’s exaggerated claims.
Beware of this company.

Will respond us in the timely matter unless need to do the search for work quote and find out the facts which will be take bit of time. He will try his best find the best solution to deal with the strata issue. I highly recommend use their expertise and property management service.

★ ★ ★ ★ ★ I worked with Angus in my roles as president and vice – president of the strata with total of 85 units (for more than 3 years). AA property has been the acting manager for years and Angus Yuen is one of the hardest working, dedicated individuals, we have ever worked with. I can’t count the number of times we had to call him outside of working hours and during holidays. He had always made himself available and took immediate action every time. My rating for this company is based on the reflection of his excellent services to our strata.

We have found both Aaron and Angus as strata managers to be very knowledgeable with strata issues and their guidance has been integral to our "smooth running" strata building. They are always prompt with responding to any queries and often use their vast experience allowing the strata to make well informed decisions. Our building has varying businesses with varied priorities and both Aaron and Angus have managed to maintain "harmony" within our strata. I would have no hesitation recomending their services.

★ ★ ★ ★ ★ AA Property Management is the management company for a strata property of 12 strata lots that includes a variety of businesses, a restaurant, and health services. I served as Chair of the Strata Council for more than 20 years. During that time we worked with three different property management companies. AA Property Management was by far the best property management company we worked with. They were organized, timely in responding to concerns, and recruited trades that produced good work/services at reasonable costs. Our property manager was Angus Yuen. I always found Angus responsive to concerns, informed, and eager to assist. I also found their strata fees reasonable and they were flexible to meet the varying needs of our council and owners.

★ ★ ★ ★ ★ As a strata lawyer who has acted for many strata corporations throughout BC, I can attest that AA Property Management is an excellent firm. I have worked with Aaron Leung the managing broker and his team since 2004 and found them to be very professional and well informed on the requirements of the Strata Property Act.
I would recommend AA Property Management to any strata corporation, small, medium or large.
I would be pleased to provide a more fulsome reference for this company if asked.
Note: You must be careful when reading online reviews of strata managers because the negative reviews usually come from individual owners and not from the strata councils who hire the managers.
