I recently sold a unit at Park Palace Condominiums(AAPM&A manage the 3 buildings), and had a family friend who resided there too. I've gotten to know the buildings quite well. I'll keep this review specifically to AAPM&A staff/dealings there and say that my dealings with them were nothing but positive. Speaking to head office was a breeze. My seller was able to order a status certificate with utmost ease online, I received the buildings rules & regs regarding listings immediately and my sellers received immediate responses to status inquiries/clarifications from on sight manager Ina. Concierge/Security at Park Palace were always accommodating and professional to myself, and I was even told such by two Co-Operating Brokerages who were showing the unit with their clients.

I would not recommend this company at all. All of the bad reviews you read are true, all of the good ones are by someone who works for the company, anyone with the last name Prifti either works or is related to the president. I also noticed 3 fake reviews with the first name Endri, one of which with the last name Prifti! What are the chances! Not the sharpest tools in the toolbox..that is for sure...Just pathetic that they have to get people to write fake reviews as opposed to a customer focused and driven, professional company; would care and value customer feedback, and correct it. There is definitely a common theme with the negative reviews. Jon Edwards review says it best, when he said: β€œExtremely rude and defends eachothers unprofessional actions”. Further, the property managers they choose, or any employee for that fact is a representation of the company. My dealings with Sandra Roberts, property manager – is a racist. Therefore as a representative of AA Property Management, we can say confidently, this is an organization with racist views and has no place in Ontario. The property manager has sent e-mails to tons of residents and owners in the building that she is supposed to be maintaining, referring to them as immigrants, and idiots. Do not support this organization, aside from them being racist, they don’t do a good job anyway – at least Sandra does not. Try Using the company Del, I have worked with them before – they were more competent, and professional. I have never written a bad review in my life (I am mostly on TripAdvisor), if I have nothing nice to say – I never say anything at all; however this is how awful AA Property Management and Sandra Roberts are.

If I could give no stars I would. If doing nothing and making excuses were an art, these people would be Van Gogh. These people do not care for their tenants and are rude, unprofessional and dismissive. I purchased a unit in one of their properties in April 2021, as part of my pre-closing steps I contacted them on March 2021 to provide a copy of a home inspection completed at my own expense. In the report, my licensed home inspector indicated that there was mould along the window sills, due to a lack of upkeep, the electrical fuse panel was 40 years old, and the previous owners had mistakenly renovated with electrical wiring, plumbing hoses and laundry connections that were not up to grade and posed a leakage, electrical shock or safety hazard. The "property manager", replied to my information dismissively stating that as the not as yet owner, that I was not entitled to have these matters addressed. She indicated that after speaking to the condo board that these issues were deemed non-essential and not permitted to proceed. She later conducted a "home inspection" with the superintendent and decided that my plumbing and fuse panel issues were not essential, that the building was "old" and that they would take no pro-active action before my sale closed. I asked that she provide the credentials of herself or the superintendent that qualified them to negate my licensed home inspector and was not provided this. I asked for a report to attest for this. I was not provided this. The head of the company, Edmond, called me the week before closure and said that I was responsible for any repairs in the course of my sale. I pointed out that according to them I could not affect repairs until I owned the unit or received permission to at least schedule tradesperson, who I already had vetted and had at the ready. He stated he would review the situation and get back to me, but has not in over a week. Slumlords such as this, are a pariah to the community. Persons who use the pandemic as grounds to exploit tenants and abandoned their personal and ethical responsibilities are deplorable. Further allowing the other tenants to be exposed to the risks and hazards I exposed in March until April demonstrates the unethical and uncaring conduct of this corporation. BUYERS BEWARE!!!!! July 2021 Update I experienced a catastrophic flood in my unit after the 40 year old decayed A/C system flooded my condo. I am currently residing in hotels while my insurance attempts to repair my destroyed flooring. In the course of "repairing" the A/C, which is their property, the plumber employed by the building pressed on a waterlogged wall and created further damage. The property manager Pilar refused to repair it and she and her staff tried to lay blame with me. Need I point out the A/C was identified as at risk of leak in my March 2021 home inspection. The same one Pilar, Edmond (AA condo corp president), the condo board of the building dismissed out of hand. Apology from the building? NO Effort to resolve the damage they caused? NO Professional response to my inquiries? NO

Overall I've had a very positive experience with AA Property Management. The head office staff is understanding and will answer any questions or concerns I have with care. The manager is professional, very helpful and responsive. It is evident that AA puts clients first and makes sure their needs are taken care of. I would recommend them to any condo that is looking for a great management team.

AA Property has been incredibly easy to work with. Our onsite manager is caring and helpful. His level of confidence and capability is noticed by many of our residents. Of all the years I have owned Condos (many), this has been the best managed building I have lived in. The property is managed beautifully, and all issues (no matter how big or small) are dealt with very quickly and professionally. AA Property Management has raised the bar for service and expectations. Their excellent team has been able to reduce our monthly condo fees and increase our property value and curb appeal. I would HIGHLY recommend AA Property to anyone.

Slow, inefficient and incompetent. They have taken months(!) to fix a blocked discharge which is their job that they are getting paid for and every week "the board need drawings". Stay far away.

A family within a family! Great, caring and responsive people . It is amazing how much difference you see from large management companies where everyone is or feels like a small fish in big pond. With AA you feel just right-You feel like a family within a family! Great Job!
