I have two properties in Burnaby both under 604 Real Estate management. Personally deal with them twice and my tenant also deal with them twice. It was very unpleasant experience. Will consider writing a feedback to Real Estate council and also feedback to BC ministry of Financial service ( Begin April 2021, BC ministry will be the monitor body of Property management agent). Feedback always improve industry standards.

My interactions with 604 have been positive. Responses are always timely and to the point. Phone calls are always returned, making life for our strata easier in an often tumultuous responsibility filled with unique challenges. We switched to 604 five years ago and have experienced a vast improvement from our past company. Kevin's approach is direct and to the point. We now have Marko running our day to day and I would recommend 604 as a well run and professional company that does their best to help meet our needs.

I am revising my review with 604. After I posted the negative renew and expressed my frustration with the strata. Kevin the president contacted me and personally resolved the issue for me. Even though there was a misunderstanding at the beginning, but Kevin is willing to put the extra effort to assist me. Which I appreciate very much. Well Done.

I've been member of strata council for years and worked with many strata managers. 604 is the best we have had. No property manager or property management company is perfect but our PM is smart, responsive, and hardworking and always quick to reply and take action on the ongoing problems for our large building. He is a reliable manager, who takes care of the strata issues patiently and wisely. We appreciate his care and support.

The worst property management company and quite possible worst company I’ve ever dealt with. You cannot reach anyone. No one answers their phones. They literally never answer them. If you leave a message they do not call you back. Emails are not responded to. I do not know why stratas hire them. Steer clear if you have the option.

Service from 604 has been satisfactory and their team has a substantial amount of expertise related to property management. While understanding that their staff handles multiple properties at a time, they always manage to handle urgent issues in a timely manner.

Rude, awful service. Every experience with Kevin and his previous property manager Elena, extremely unhelpful and inappropriate. The inability of this company to provide basic services like responding to emails or forwarding requests for maintenance to my strata has cost us thousands of dollars over the last few years. Issues at my building are only acknowledged when people lose their temper. Current problems require CRT complaints to get resolved, otherwise they are ignored and forgotten. Anybody who is foolish enough to escalate to Kevin for help gets an earful about how it's not his problem. I believe the best he's managed for me is "if you want something done, why don't YOU join the strata," in response to unanswered emails and unresolved problems for over two years. Edit after Kevin's rude outburst banning me from my strata after posting this: My family has owned this unit for over 5 years. I have had TWO hearing requests in two years, both over the same issue that went unresolved and unrecorded in strata minutes. Unanswered emails occurred from the absolute get-go, any requests for information or requests to speak with my own strata went answered for weeks and required multiple attempts, and I have proof of that behavior toward other tenants, as well. My requests aren't any more complex than bylaws be enforced over health hazards falling on my deck from above, including piles of feces, lit cigarette and dead animals. I've tried very hard to pitch a vote for a cover to address the problem, since I want to harass the neighbor's above me as little as possible, but I will not remain responsible for the health and fire hazards they are causing. Despite this company's assertion that they are in the right by completely ignoring all contact for help from my unit, they have failed to properly articulate why no record of contact over two years has ever been recorded in compliance with the Strata Act and why solutions to issues remain undocumented and selectively enforced. While enthusiastic about replying to one-star reviews, I've yet to see this level of dedication applied to other aspects of this business. Kevin portrays all attempts at contact as "abusive and relentless" regardless of failure to address issues, and the responses provided are ever-shifting and contradictory. This case is set to proceed shortly.

Probably some of the worst communication and service I have ever received, especially from someone in the position of President (Kevin D.). My partner and I have owned in the building since before it opened and have had direct communication with Kevin D. throughout where we could bring issues up. Kevin chooses to respond at his convenience and most of those responses are condescending, rude, unprofessional, unbecoming, and absolutely unacceptable. This is our home, our investment and our property so when the snow falls and we are paying hundreds of dollars a month in strata I would hope the entry way gets plowed, but it doesn't for weeks on end. To the point that our garbage room now overflows and we now have garbage pouring out of the room, rats running back and forth, and looters ravaging the bins and leaving garbage behind. We are a no smoking building and had to make at least 3 or 4 complaints about a unit on the same floor as us smoking in their unit before our caretaker happened to be on shift and see / smell it for himself. Our gym has been closed despite being a private gym and not part of the public health order and public gym regulations. Again, we are spending hundreds of dollars a month and receiving subpar service and completely unacceptable communication. In today's communication (which is the result of 2 or 3 ignored emails and an ignored voicemail) Kevin can be quoted saying "we don't have the time to deal with your personal constant and continuous complaints" (then why do we pay your company?). "We have stop responding because all we receive in response is another long winded e-mail" (why wasn't the issue resolved after the first e-mail?). "Back off and let the strata and 604 real estate do their job" (these e-mails wouldn't have to be sent if the issues were being resolved). Is this someone you want representing the company that takes care of your building? Do we deserve to be spoken down to as though we are children or lesser than? The company slogan "small enough to care, big enough to succeed" looks like only half of that is their priority and it definitely isn't about caring for their buildings and the tenants. ****In response to the owner**** Please clarify and elaborate how asking if and when the entrance to our parkade was going to be plowed is self-serving? Or the garbage overflowing and being thrown all around the entrance way is self serving? You are completely unprofessional in the way you conduct yourself through electronic communication. Please reflect on this and treat the people who rely on your business with the appropriate level of respect.
