Do NOT move here if you can help it! Nothing but construction all around you! The suites are 100% not sound proof (we were lied to and told they were) overpriced for what they are. Management doesn't do their job. We've had 2 fires (legit) and they are still renoing the area so the front lobby and gym are a mess for over 6 months now. Very disappointing they don't at least prioritize the gym they take their time giving everything here so frustrating. I have yet to meet someone in this building who has something good to say. Reading the 5 star reviews makes me laugh since they were most likely asked or hired to rate it high to bump up their reviews. Save your time, money and frustrations and find somewhere else!

Whatever you do, do not sign a lease and move into this building. This is probably one of the worst apartment building when it comes to management, noise, security, and everything else you can think of under the sun. We have not gotten any peace since we started living here. The upstairs neighbor's kid is either running around or crying his/her eyes out. One time, the kid was crying from midnight to 2am!!! Non-stop. You hear every footsteps and scraping noise from a chair being moved by your upstairs neighbor. They had a break-in in May of last year in P1 storage room and there was no notice/warning from management. The following month, P2 storage room ( where we have our storage) was broken into. All our personal belongings were scattered all over the place. It was such an invasion! It would have been nice for management to have given us a warning and we could have chosen to remove our stuff out of the storage before the second break-in happened, but nothing, not a peep. Forget about having a nice hot shower in this building. It is always lukewarm water at best! Elevators are often out of service.Three fire alarms going off within two months? The list goes on and it's ridiculous! Management turn over is pretty high as well. You don't really know who is in charge at their head office. They don't tell you, so its hard to escalate a complaint. To top it all off, we just got a letter of rent increase. HAHAHA!!! As if we are staying at this place! We got a $60 rent increase, which means our monthly rent will go up to $2400.00/monthly!!! Um, no thanks! For that amount we would rather live in Richmond or Vancouver. Bye!

We have lived at Willoughby Walk for 9 months now. We will be moving out as soon as possible. In my opinion they do not live up to what they are advertising at all. We have had all the problems that some of the other reviews have mentioned and then some. The building in general is dirty (Smears of dirt and coffee spills on the walls and doors in the passages and in the stairwells that stay there forever). Many of the people living in the building do not clean up after their pets. There is always animal feces around and sometimes even IN the building. The elevators are regularly broken. It is suppose to be a smoke free building but residents smoke marijuana and tobacco everywhere in and around the building leaving ash and cigarette buts in the stairwells and in front of all the entrances. My neighbor in particular smokes allot on his balcony and in his apartment, the smoke comes into our unit even when the door and windows are closed. We have tried taking this up with management to no avail. I suspect they themselves smoke and therefore are not trying to solve the problem. I have not been able to find a way to escalate the matter. There have been four fire alarms since we moved in, two of which were as a result of actual fires in the building that the fire department had to put out. There were break ins in the basement storage units, we were not personally affected by them but I saw the damage to the locker units. It isn't difficult to get into the building if you have criminal motives as the gate to the basement parking is regularly disengaged and left open. There is not enough basement parking for the number of people living in the building and you are unlikely to get a spot if you move here. As a result of this the visitors parking is always full. We too only had lukewarm water in out bathroom, but we did eventually get this solved. We can also hear our neighbors stomping around upstairs. Since every review has mentioned it I suspect it has something to do with how the floors were constructed as I doubt there are that many people that walk that loudly. The gardens are in a terrible state because there is an army worm infestation on their lawn. I went to the management office to tell them about this but there was no one there and the door was locked. It was during usual office hours, this is often the case. I have sent e-mails to the management office about all the above mentioned problems on numerous occasions. They have never once replied. The only good thing I can honestly say about this building is: The fire alarm works. We would have moved out before now but were told that we would be held liable for the rent until the end of our lease, something that isn't in our rental contract and that we were never told. Our rent is also going up by nearly $45,00. I would not recommend Willougby Walk to anyone.

Horribly managed. I agree with the other low ratings. We were told the units were sound proof and you couldn't hear anyone above, which we hear the kid that lives above us running around all the time. They also don't care when you catch people smoking on their patios. We've had TWO fires in the building in the last 30 days with zero acknowledgement from management. Several break ins into lockers and peoples actual suites, which is alarming since the building feels secure and it's in a good neighborhood. Dogs are constantly pissing in the elevators. They drag all the dumpsters outside the building once a week and its super sketchy coming out of the underground around the corner. Construction EVERYWHERE!!!!!! Always loud. We had high hopes and were excited to live here but are disappointed. We've only lived here for 4 months too. We can't wait to move. At one point the whole building smelled like gasoline and fire trucks came, no evacuation, no letter acknowledging this either. DO NOT WASTE YOUR TIME MOVING HERE!!!!!!!!!

When unit was shown to me there was a security system that was set where you were required to use a fob to be able to use the elevator to access individual floors. After I moved in that was disabled. Then for months, the garage door was left open for months, leaving it open for anyone to enter. Security was hired, but that really wasn’t effective given the amount of people living here. Also was advertised as high end... Finishes are definitely not. Tons of deficiencies after development that I identified to management, but none of my concerns were address. After moving in, when I brought specific complaints to management I was generally treated with a condescending attitude. In the cases where I was given a notice to enter to fix building issues, nobody showed up. Do not recommend at this point.

My boyfriend and I moved in here with such high hopes and so far we've been nothing but disappointed. The rooftop patio is a joke, nothing like the advertised photos. There's construction on all sides of us. The road out front is back to back traffic constantly, no green space or free space to walk your dog. The parkade is dangerous and incredibly difficult to get in and out of. Washer locks constantly dryer lint trap doesn't work properly. It's noisy. Elevators are terrible. Water in my baths are lukewarm 90 percent of the time. Building management has done nothing to help when we've brought up certain issues (like an upstairs neighbors dog peeing all over our patio). It's too loud from the road to even sit on your patio (wasn't like this when we viewed the apartment). Wish we never moved here.

Management is the problem, when your told by management that "Please note that we are here to manage the property and not the behavior of residents" this is reply from management when coming forth with a problem ei: Visitor’s parking, theft of packages, defecation in common areas, garbage dumping, stealing of fire protection equipment, are all known issues that we are aware of and dealing with accordingly. The reality is that this is a community living" these all falls under human behavior. STAY Away, youll b moving out after a while

I did not find living here to be a good experience. This building was my first negative experience with renting a home. I was without a working washer for over three months. There was multiple fires (including arson) and break-ins. The building is not kept clean. Multiple times when I had friends or family visit they were approached and asked for money. There was someone sleeping in the common room for weeks. I am currently in the process of trying to get my damage deposit back despite my unit being in the same condition as I moved in to it as. I agree with all the negative reviews and would not recommend living here to anyone.
