★ ★ ★ ★ ★ 81 unit mid-rise concrete building with some two level walk out townhomes. Pets allowed, rentals allowed. Current rental rate about 25 units. Fourth floor small (300 sq. feet) common deck with view of Yaletown, nice for a picnic lunch in the sun. No major building repairs as this building was built in 2009. Building has 2 elevators, which is rare for a smaller build. All units have underground LCP parking , some units have 2 spots. Strata owns 4 extra parking spots to rent underground. Parakade is dry without leaks. Lots of bike rooms and also cage storage for each unit. Walls between units are double drywalled 5/8" for sound. Recycle room is sufficiently large for building and accessed from indoors. Nice building to own or rent. Many units on north face maintain a view of Grouse mountain and North Vancouver to Mount Seymour. Also north units easily pick up the 5 broadcasted free digital TV channels via Mount Seymour.
