D	Diane Van Egmond on Google ★ ★ ★ ★ ★ I love living here! Everything is brand new and my apartment is so bright and beautiful. The building is very secure and the location is extremely convenient. The new building Manager, Stanley Howie, is very kind, helpful and if there ever is an issue, he quickly and efficiently takes care of it.
a	appreshe8 on Google ★ ★ ★ ★ ★ I do not recommend moving here. I have been living in tower 2 for a few weeks now and I have already decided that I will not be renewing my lease. The common areas and elevators stay nasty. The rooftop terrace looks like toddlers had a playdate with open juice boxes. You can smell the garbage room in throughout the building 5 out of 7 days. This place cost too much to be cared for as if it were low income housing. Management really needs to step their game up. Brenden does not follow through with any action on request just words. I am extremely disappointed!

A special shout out to our building manager Stanley Howie, who has been an amazing support. He is very kind, responsible and respectful. He takes care of every issue that comes up patiently and in a timely manner.
J	John Stein on Google ★ ★ ★ ★ ★ The view from the upper floors is simply amazing. Lots of light in the rooms. I'm going to bed and waking up with a picturesque view behind my window. The building manager Stanley was very helpful with accommodating me. I was given a thorough tour around all facilities the building provides. He also presented me with options for parking and extra storage. I'm a happy resident.

You are shown something that is not available to you with all sorts of excuses. For example, amenities of all similar buildings around here are available, but all amenities in the Royals are closed off completely because the building does not have the capabilities to manage the amenities properly. They are part of the services we pay for but they are not available and there is no justification or compensation. They are putting pressure on their building staff because their administration systems does not work and you could not rely on the services you need in the building. Their administration and building management systems are not integrated and causes problems and even you could not feel safe as the fire alarm system is defective and you may expect false alarms at anytime. There is no system to manage amenities and in result, it is actually not available most of the times, especially when you need them most. Definitely not recommending in any way.

Knowing 4 other tenants in separate suite, their appliances kept breaking down, even though we were the first ones to live there and the appliances were “new”. Management would take weeks to get back to us, and months to fix basic things (replacing lights, fixing microwave, fixing washer) The building itself wasn’t clean and mail was often stolen in the mail room. Management was condescending. No notice was given for the playground being build right outside my friends suite, allowing the patrons to view into their windows. Fire alarms go off every month. Also had my car broken into the gated parkade. There was one case where a tenant emailed the property manager with a concern. The properly manager shared his email and contact information with everyone else in the building, breaking confidentiality. Upon bringing this up to him, there was no remorse or care. This building only cares about making money from you, not the care of their tenants. Rooftop is nice but the BBQ was never cleaned by other tenants, and junk was often left behind. Gym equipment was sticky. Would highly recommend looking elsewhere!
L	L on Google ★ ★ ★ ★ ★ I am happy to call The Royals in North Vancouver my home. It is a beautiful, new building with amazing rooftop views and wonderful amenities. Management does their best to address any concerns in a timely manner and our building manager, Brendan, is always friendly & approachable. It is a pet friendly building and the majority of pet owners are respectful of other tenants. We have an amazing cleaning staff who take care of building cleanliness (wouldn’t it be nice if tenants would just clean up after themselves? ;-) I feel grateful to live in a nice building in such a beautiful part of the world!
