Cleaning standards and repair standards have gone way downhill since the new owners took over. There have been broken elevator buttons for almost 2 months. Garbages in parking garage will overflow and only get emptied once there is garbage sitting around it on the ground.

Property managers Brandy and Ian are excellent property managers. Always polite, very friendly, very helpful and approachable. Ian is also very handy and thus the apartment has its kwn handyman, no need to wait on contractors! The apartment is a beautiful apartment, new kitchen appliances, stainless steal, new countertops, washer and dryer inside. Heated underground parking at 21*C. Realstar is a great company and we love renting with them and would have a hard time leaving them. They always prioritize quality. Treat their employees very well, as well as their customers. I would give 6 stars if I could.

Based on almost 5 years of living in this apartment; -Apartment layouts are beautiful, I have an end unit with 2 bedrooms and received many compliments from friends on how nice it was. In-suite laundry is a big bonus to me and the appliances seem to be in good shape. -This is a wood frame building. Meaning that sound is going to carry. There were times I'd hear my upstairs neighbor walking around or things on rollers (like a suitcase or those wardrobes with sliding doors), or people running/walking heavily in the hallway on the level above. If someone is listening to music with very heavy bass, even if they're a few floors above you, you're going to hear/feel it. -For parking, there's surface, an underground parkade, or street parking. If you want underground or surface in the lot, you need to pay for the stall. Underground is more pricey of course and it's typically in high demand so if you snag a spot there, it'd be a good idea to hold onto it. -They don't want bikes stored on the balcony, but the underground parkades have bike racks. - While sound carries, people for the most part are not trying to be loud and generally, I'd say the majority of the time it's quiet. There've been a small handful of parties in the complex in the past 4 years which actually got noticeably disruptive/loud but I could count them on one hand. - No pests. In my tenure we've never had a roach, mouse, or bed bug problem. If you're on the main floor, there's lots of bushes by the balconies so a neighbor on the 1st floor mentioned having to deal with some spiders/wasps/etc on the balcony. Nothing overwhelming though. -Generally, it's a quiet area crime-wise, there've been some vehicle break ins but I don't think it's a hot spot for that behavior. -No smoking building. If its weed, cigs, or weed vapes, there's a designated smoking area. A few people seem to have struggled with following this rule and old management would address it promptly, but after they left I noticed that it takes longer for those issues to be addressed. -2 cats are allowed with a pet fee, when I moved in they didn't allow dogs but I've seen a few small dogs here in the past couple years. Last I checked they aren't rodent or reptile friendly but that could've changed if they've started to allow dogs. -For management, it's hard to comment on as Realstar very recently sold the building to Westbury. When I started my tenure, Brandy and Ian were property managers. As many reviews say, they were amazing. They always went above and beyond. Maintenance was always done promptly, they did outreaches like BBQs/ present wrapping parties/ buying pizza for the building, and even helped me boost my car in the winter more than once. I think very highly of them and would say that my experience living here with them in charge was 5/5. After they left, it's still a good place to live but the atmosphere definitely changed. So far, with the new management I haven't dealt with them much, the little bit of experience I've had with them has been rather "Meh" but I know they have some big shoes to fill if they hope to be at Brandy/Ian standards, which I hope they can achieve.

I have lived here for half a year, after years of living in a house. I wished I moved years ago! The staff, Brandy, Ian, Jay and Nicole are very friendly and helpful. The building is always clean and well maintained. They are quick to fix any problems that you might have. My parents live in another Real Star property, and we can not say enough about them. Excellent company!

Our experience here at Sunset Valley has been very pleasant ever since we moved in. The staff, Brandy, Ian and John, are so friendly and courteous. The customer service by this management team exceeds any multi-property we've resided at. The property is kept very clean from outdoor sidewalks to indoor hallways. It's beautiful to see how much effort is put into the property/yard with bright flowers in the summer to Christmas planters in the winter season. I would surely recommend this to anyone looking for a safe and beautiful environment!

I have lived at Sunset Valley Apartments for the last 4 years. I have lived at other rental properties but living here is by far the best experience I have had with renting.This can be attributed to Brandy and Ian the Residential Property Managers. They really care about their tenants. The building is always kept very clean, sidewalks are always cleared of snow and ice and the grounds are beautifully landscaped with trees and flowers in the spring and summer. I love my spacious apartment. I'm very happy to call this my home. Very Happy Tenant DL

If i could give them a zero star I would but there wasn't the option, me and my roommate ranted an apartment from them when the last management was and sign with them, after a year we left the apartment and moved out, of course they checked the apartment before we left and saw that everything is fine and promised us that we will receive the security deposit back in 10 business day, it's been already more then 4 months and not only we didn't received the security deposit they also not telling us what is going on and every person I have talked from the management is not given me an answer and just blaming the new management, so I understand that u guys change management but this is not an excuse for not paying back the money I probably will find myself reaching to legal aid and sue them and I will report them. So please guys make sure it won't happen to u don't rent from them I am sure I am not the only one.

My boyfriend and I have been living at Sunset Valley for two going on three years. The first year, Realstar was the building owner and I found Brandi and Ian exceptional. They were on top of snow removal, shovelling, underground and above ground parking lot sweeping, lawn maintenance, suite maintenance etc. During the time that Realstar was transitioning to Westbury Rentals we had a contractor come into our apartment for the wifi routing (?) in the apartment above us which was okay but we had a day where a contractor entered our suite without any notice which was pretty concerning. There was a couple of months after Westbury took over that my boyfriend and I couldn’t get ahold of anyone at the office. We both called, emailed, and went down to the office multiple times. We were trying to be good tenants and get ahold of management because our rent hadn’t been automatically withdrawn for 3 months. I even went so far as to contact the main office in Ontario, but the representative was pretty rude and didn’t seem to have any clue about how to go about resolving the issue at hand. When we finally did manage to get ahold of management, Westbury took almost a $10 000 withdrawal from our account. Our rent from three months was definitely not $10 000, so we were pretty shocked when it happened. We then contacted management again and they were able to get the $10 000 withdrawal reversed but it still took almost a month for them to figure out the 3 months of rent owed. I asked if we were able to get a month of parking free for the inconvenience but I never heard back about it. Anyways, after our rent situation was all figured out we haven’t had any issues. We did have a contractor come in to change a lightbulb that was flickering in our kitchen but he stated it seemed to be an electrical problem and he’d let management know. We haven’t had an electrician come since, and this was a couple months ago. Updated to add: our fire alarm has been beeping for a couple weeks now. Emailed about it and haven’t heard anything about someone coming to fix it. We would just switch the batteries ourself but it doesn’t appear to have any. Parking lot sweeping was done, but it’s still pretty dirty and the lines don’t look like they were painted. I wish I could update this review to be more positive but the delays in maintenance and quality of outdoor maintenance isn’t up to par. *The building itself has newly renovated suites, and we have had many compliments regarding how spacious our suite is. In suite laundry was a huge plus for us, it’s nice to be able to do laundry within the comfort of your suite as some apartments have communal laundry. Sound does carry β€”so loud foot traffic, vacuuming, animals, music with bass can all be clearly heard. We have two portable air conditioning units as the building gets really hot. Sometimes in the fall/late spring we will have to turn off the heat and turn on one of the ac’s because of how warm it gets. The building has recently become dog friendly which would have been nice to know as we thought it was still only cat friendly and have been longing for a canine addition*
