Kitchen renovations tend to be the biggest, most complicated home makeover projects, mainly because the kitchen is the most frequented and most multifunctional room in modern homes. But sometimes a kitchen makeover can be achieved with some simple cosmetic changes, rather than a complete redesign of the actual floor plan.

Beyond a basic color scheme change, the next makeover level involves replacing cabinet hardware. Remove a set of hinges, knobs and/or pulls to identify the type of screw/bolt settings that will be needed. Then, choose from the many options available at home building centers or specialty knob stores. Similarly, consider a new faucet and sink, upgraded countertop or a fresh tile backsplash. Each will contribute to a dramatic change. You may want to consider replacing or refinishing the drawer and cupboard facings as well, although that would likely require professional help.

Improved lighting is another important way to change a kitchen’s look and functionality. However, general overhead lighting, strategic task lighting and ambient mood lighting could involve rewiring. Finally, replacing the flooring will result in a significant change to any kitchen. Choices range from recycled cork to indestructible granite. Remember to consider not only appearance but also practicality.

Sharon and Alain Girard Sunday, March 16, 2014 To Whom It May Concern, In the spring of 2013, we made the decision to sell our home as our plans are to move from Edmonton to a warmer climate. It took us eight and a half months and three Realtors, to get there. We thought that spring would be the perfect season to sell a home. Enter, Realtor number one... We realize now, that this Realtor had us list our home way over price, just to get the listing. That first meeting was the last time we saw him in a suit. Flip flops and shorts were his protocol after that. He never stayed in touch and few reports after showings. The listing expired August 31, 2013 ninety days wasted on the market! Enter Realtor number two a referral from my bank. This time, we listed at a more reasonable price@ $729,800. This Realtor was only slightly more professional. Still many empty promises and very little performance. A further seventy five days wasted on the market. My husband and I became very frustrated, and I decided to advertise on Kjiji, and sell on my own. I priced the home aggressively, as I wouldn't have to pay two commissions. Steve Segal called on my Kjiji ad, and identified himself as a Realtor. I explained my intentions to sell on my own, and thought that was that. Steve stayed in touch however and too make a long story short, after more frustration trying to sell on my own; Steve called again at just the right time, and we agreed to meet. Having had the negative experiences described above, we were extremely cautious. We now knew that a smile and a suit were not enough to get our house sold at the price we needed to make our move. We called Steve's references. My husband has a relationship with Mr. Ghermezian from West Edmonton Mall, and Mr. Ghermezian gave a solid endorsement as follows; "Steve will take you from point A to point B. His attention to detail, focus and experience, will serve you well. It certainly did for us during the ten plus years he was with our company both in Edmonton and Las Vegas". So, we chose to list with Steve at a price higher than I had advertised on Kjiji, and at a price higher then the last Realtor had us reduce it to. After two short weeks, Steve negotiated a contract where even after commissions are paid, we will net more money than we anticipated. After showings, Steve reported to us immediately Steve laid out an aggressive marketing plan during his presentation to us, and performed. After showings, Steve reported to us immediately Once in contract and during the "condition period", Steve's negotiating skills got us through some potential inspection issues unscathed, and his demeanor and confidence helped to keep my husband and I in a relatively calm place during this period. Steve continues to remain in touch, helping with loose ends. He answers his phone or calls back immediately. I have since referred Steve to my neighbor and a close friend who are both considering selling in the future. I have no hesitation referring Steve with utmost confidence. He's professional, he's driven, he's always well dressed, and always "in touch". From one Seller to another, be cautious when you choose a Realtor... you want one to take your stress away! Steve has impressed me with his professionalism when helping my parents during the sale of their home. He actually referred them on to someone who would have better access for the area they lived and continued to follow-up and connect even though he would not receive a commission. He put the needs of the client before his own and his first priority was the success for them. I would happily refer Steve in the future as I know he would ensure that the client was his top priority

My experience began with Steve sitting down with me and talking through the selling process as well as the current realities of the Edmonton market. He was upfront with the condo market being depressed. Altough it was not something I would like to hear i surely appreciated his being honest and direct. Based on the input (condo market, location of unit and features/contraints of my unit), Steve was able to give me a more accurate projection of the sale of my place and the challenges we will should expect. To start, I spent approximately two days looking at listings of condos within the past few months and what has and has not been moving including the price they sold for while Steve spent time talking about the pros/cons of my unit compared to other units. Since the design of my unit is very unique apparently the number of potential buyers have dramatically decreased. This is also something that Steve pointed out as a potential challenge. When we initially put my place of for sate on the market Steve allowed me to put in my price as i see fit. After a few months of no showing Steve made a point of reaching out to me and traded ideas on how to get my place more aqppealing to the buyer. This can be on the form of advertising it in a few more platforms like Real estate web pages, Kijiji and likes, as well as making changes on how to present my place to buyers and of course price adjustment just to name a few. I really appreciated Steve for regularly reaching out to me for any update and just trading ideas to get the place going. Whenever i call him and was not able to talk to him in person he always made it a point to call me back as soon as he can. When we had an offer, he was quick in letting me know the conditions if the offer. It was not the price that I wanted but given the economic situation I am sure Steve did everything in his capability to get the best price. He made sure that i know all the steps that i need to take on my side and was very accommodating in any questions i had for him. I think i contacted him several times a day and when I was not able to talk to him he made sure he returns my call as soon as possible. I definitely could not have done this without Steve, and he really took care of me well during the negotiation, closing, and even after closing. to summarize Working with Steve exceeded any of my expectations. He was polite, very knowlegable, prompt, very accommodating, very flexible. I am surely going to use him again as an agent and will definitely recommend him to friends and family.

Met Steve Segal personally before helping me with the purchase of my new property. The couple of times I met him he always came off as someone laid back and polite. When I mentioned I may be looking into buying something he simply said “if you want to look at properties just let me know, even if it’s just for fun” I took him upon his word and found something without expecting it. Long story short, the process was unexpectedly easy. Steve answered all of my questions and always made me feel at ease since this was my first time buying a property, he is kind and knowledgeable, professional, and never made me feel uncomfortable for asking “dumb” questions & asked quite a few. He is also cordial and polite which is rare nowadays, I have heard nightmare stories about realtors only caring about a sale more than their clients needs and emotions, that was not the case with Steve. I will for sure be working with him in the future!

Me and my partner purchased our first home through Steve. Steve provided consistent communication, effective and prompt service, negotiated effectively with the builder, and professionalism throughout the process. I felt that Steve could've provided more follow ups and help after we signed off on the purchase agreement, as the communication process seemed to slowed down after - as a first home buyer I wanted things to fall into right places as soon as possible without any confusion / mistakes. We ended up doing a lot of leg work and researches ourselves to expedite the settling in process. Overall, Steve displayed great deal of professionalism and respect and I am glad Steve helped guiding us in finding the first home.
