Ryan helped us buy our first home. We did not have much knowledge of the home buying process, but he walked us through everything from looking at the house to placing an offer, completing all the relevant paper work and finalizing the sale. Ryan answered all our questions and made everything simple. He was always fast to respond and was nice, knowledgeable, professional and a pleasure to deal with. Five star service from Ryan Bender. We worked with Ryan to sell our current home as well as in negotiating to buy our new home and the experience could not have been better. We gave Ryan a very tight timeline to work with and he completely delivered. We were looking for someone that used more modern and contemporary marketing methods, such as online marketing and social media, to help in getting our home sold and Ryan came through with top quality photos, video and a strategic marketing campaign. Even with everything planned out well in advance we were very pleasantly surprised when he was able to sell our home in only 4 days! As for our new property he helped negotiate it was a more complicated transaction and Ryan helped every step of the way. Whether it was multiple visits to the new property during negotiations, coordinating inspections and repairs, and staying on top of the seller and their realtor, he was fully on top of everything that needed to be done. Even once the sale had closed Ryan continued to help finalize several items to make sure the move in process was as smooth as possible - it is an understatement to say he went above and beyond what was expected of him. In this day and age where many people may not consider using a realtor I feel Ryan Bender fully exemplified everything and more that a realtor is capable of and why having a highly qualified professional like himself is so important when it comes to real estate. Having never sold a house in Canada before, we relied on Ryan’s expertise and knowledge to guide us through the process. Unfortunately, this turned out to be a mistake. Ryan overpriced our house and we wasted several valuable months. He communicated mainly by text and email, and often there was a delay in him responding. On one occasion he failed to tell us a potential viewer would be very late which resulted in us being at home about to prepare supper when they turned up causing embarrassment for all concerned. Advertising and promotion of our property by him was a listing lost on his website (which you have to subscribe to) and one Facebook post. (More expensive properties get a “coming soon” Facebook post and shared on his Instagram). When our property was not attracting buyers (due to being overpriced by him) he made suggestions on how we could make our property more appealing (he did help us to move some furniture) but did not do anything himself to increase the promotion of it. When people viewing the property asked questions, he had to relay the questions to us as he did not take any information down at our initial appointment other than the bare basics. Going an extra step to find out more about the property’s history, current situation etc. may have saved a lot of wasted time. When our property was taken off the market with him, he requested that we return the signs etc. to him. Overall, I feel that Ryan is only interested in making money and not on the customer. If you have an average priced property you do not get the same service as someone with an expensive property and I believe all customers should be treated the same.

Ryan was great to deal with and went the extra mile for us. After showing us almost 40 houses, Ryan helped us find a solid rental property that has been a great investment. Overall we would never use anybody else!
