AVOID THIS PLACE BECAUSE OF POOR MANAGEMENT. Check Reviews in other websites before deciding. I lived here for one year and the building is new and looks kind of modern but it was poorly constructed. During winter, parking lot is mostly covered by ICE and snow and management doesn't do a good job of cleaning it; regardless of they charge people extra $65 for parking. We had to buy a shovel and clean our spot and behind our car to be able to open a path since the truck makes a wall behind the vehicle every time. Maintenance, does NOT complete the job or fix it at least in the first request and it takes about 3-5 days for their first action after the request. Walls, floor, ceiling are so thin that you can easily hear neighbors and in some areas floors of upstairs units makes lots of noise that disturb us a lot. Although, the apartment is new and tenants pay utilities separately, no Washer/Dryer. My AC/Heating system is broken for over a month now (in summer) and not been fix yet despite many maintenance request. With all this negative features and paying over $1700, I say this place does NOT worth your money. Management team are unreachable. I spent 20 min over phone to explain my issues but the person over the phone did't help at all and disconnected. I send emails and call them they said they are too busy to read the emails, and problems does not fix over the phone!

To start, we do not rent from Patry but did apply for a unit. Everything about the process was unprofessional and screamed stay away. We contacted about a showing at river stone that was posted and received one reply about times, but heard nothing back after 2 weeks. We contacted on email, phone, Kijiji posting (that was actively being reposted), Facebook, and even applied for a unit. Heard nothing until we left a bad review. Set up a viewing and then no agent showed up or let us know they couldn’t make it. Extremely unprofessional I couldn’t imagine how getting maintenance requests would be. The lobby (where we waited for an agent to show up for over 30 minutes)was dirty and dark and we overheard tenants saying it smelled for over a week. To top it off, they charge for guest parking ?! Other companies have been way more responsive and professional and wouldn’t recommended Patry.

Supposed to be a smoke free building. This building is far from it. Expect to wait months for maintenance to do anything. We moved into the building in the Winter and all the windows were left open for who knows how long so it was freezing! One of the windows was actually broken and they still haven't fixed it. The bathroom walls were yellow from cigarette smoke.

I would give zero stars if possible. STAY AWAY FROM PATRY. The management is atrocious. They scam every last penny out of you. My roommate and I rented a unit at 539 Armstrong thinking the further we were away from downtown kingston the more professional the management and building would be. One of our first days in Kingston, an uber picked us up and told us about all the stories he has heard about Patry and the management team and we thought he was exaggerating. He warned us about how they are scammers and were known in the rental community for being horrible to their tenants. If only we had listened to him those early days. 1. When we are shown the unit, the man showing us the unit told us specifically that the unit comes with a washer and dryer in the unit. I asked again, as I always want to make sure what I am being told is the truth. He said yes, the unit comes with the machines. Move in date comes, the machines are not there. Different lady who is the property manager is there on move in date and when I tell her she says oh well he doesn't work for us anymore but I guess you misunderstood or he mispoke... 2. Move in date, place is an absolute mess. Crumbs everywhere, kitchen is FILTHY. Bedroom window is broken. No fresh paint and holes in the walls not plastered/filled up. Dishwasher door is broken and water leaks out. Took them 2 weeks to send someone to fix it so we had to hand wash dishes for first 2 weeks. 3. One day during a very cold time in November, our heat goes out. We were freezing, called maintenence 5 times and no response. Finally left a frustrated sounding voicemail and got a response. That is a common theme, until you have reached your wits end, they don't bother to care about your problems. They gave us small heating fans which were nowhere near enough to heat us up for the night. They told us it was their mistake as they did not re-register our gas account after the last tenants...had to spend the next day calling gas company and get someone to come in. 4. Parking lot is an absolute disaster. I received threatening letters from other tenants about how I am parked in "their" spot even though the property manager assigned me the spot. I did not feel comfortable getting threatened by strangers for management's mistakes. 5. Get ready for this one....When we finally ended our lease and moved out of that god awful place, I hounded them for MONTHS trying to get my key deposit back. My emails never got answered. Left multiple voicemails, by the end I got frustrated and told them I expect a response ASAP. When I finally got a response it was excuses that they will get to it and that it wasn't the time of the month that they send out money. Then, one day 5 months after we had moved out, they email us saying we owe THEM $250 for "cleaning costs". I was furious and asked them why they just now realized about this charge? They said they will withhold my key deposit until they get their payment...I had left the place spotless on move out date because I knew I didn't want to hear any excuses from them because I already knew about how they try to scam people. I strongly recommend tenants to take pictures of their unit on move out date now because they cannot be trusted! I requested pictures of proof showing that the place was "dirty" otherwise I would not be paying the fee, because i knew they were lying. I never received those pictures, and I never received my key deposit. So i guess they won, they kept every last penny they could. There were tons of other stories as well, from our electricity and water heater bills not properly being registered and having to pay lumpsum amounts, management threatening my father when he was parked for a moment out front to help me move in, only giving me and my roommate one working fob key for entry to the building even though we requested two multiple times, carpets smelling like mold, the list goes on and on. Please do yourself a favour and stay far far away from patry. Don't let the nice exterior of the building fool you.

I lived in 539 Armstrong road for one year. Luckily, I didn’t have much of the maintenance issue during the year. However, patry inc. tried to scam your money. I cleaned my unit before I left, got rid of all garbage. Patry inc withhold my key deposit and ask me to pay 160 for cleaning fee, yet they did not send me any receipts for the cleaning service or pictures of our β€œdirty” unit which cost 160 to clean. They said that they will not give me back my key deposit if I don’t pay 160 dollars, yet my key deposit is only 100. This is ridiculous

Place has come along way over the last year, even though some tenants here are disrespectful and ignorant I believe the staff here has improved a lot and is doing a great job when my girlfriend and I originally moved in you could say we would agree with majority of the comments on here however; maintenance and office staff have improved tremendously, issues are resolved within a mannerly fashion, office is sending out emails with regards to tenants that do not follow the rules and bylaws. Huge shout out to jason the new maintenance guy, super efficient and friendly, attends to complaints as soon as he can and is good at communicating about the issues, and seems very knowledgeable!
