Though my move put east didn't materialize due to unforeseen circumstances, Sandra was most generous in sharing her "pocket of contacts ", and introduced me to a great insurance broker. Thank you Sandra!

We worked with Sandra on the sale of our townhouse and purchase of our new one in February of 2021. We chose to work with Sandra because my partner had worked with her about 6 or so years ago in purchasing his townhouse. My partner and I found a house we liked on realtor.ca and asked Sandra to show it to us. It ended up being the house we purchased which was a seamless and quick deal. She then listed my partner’s townhouse and sent him the details of the sale agreement while he was at work and asked him to quickly sign it and send it back to her. We’re at fault here. My partner trusted her and didn’t check her rate on the contract because he was busy at work at the time and wanted to get it back to her as quickly as possible as she had urgently requested it back. He also remembered her mentioning at some point that her rate was 4%. Her rate on the contract was 5.25%. When I realized what she did, I reached out and asked if there was any way she could give us a discount since she was also our buying agent and we had already purchased a house that cost double the amount of what our townhouse sold for and she said she already did and her actual rate is in fact 6.5% (she ended up charging us 5%). The townhouse sold in less than a week because of high demand in the area while Sandra did the bare minimum. She brought in “stagers” that only brought in a couple of throw pillows, 3 blankets and vases from the dollar store. We had to move all the furniture out of the way ourselves, the stagers didn’t move anything. When I say Sandra did next to nothing for either one of the purchase or the sale, I really mean it. They were extremely easy and required zero negotions. She pulled a fast one on my partner who was loyal and trusted her. It’s our own fault that we didn’t have this conversation with her as it’s the most integral part of selling a house but she didn’t initiate the discussion either. She did not once tell us what her rate was. An honest real estate agent with dignity would have discussed this with their clients explicitly prior to getting them to sign anything while Sandra took advantage of us. Don’t work with Sandra. If she sees an opportunity, she will use it to her advantage. She does not have your best interest at heart and she’s certainly not looking to build a relationship with you but rather is just interested in making a quick buck. This was a learning opportunity that cost us almost $10K. Hopefully our experience can help save you the headache and anxiety she caused us.
