The interior walls of my apart are full of unsanded repairs leaving lumpy very noticeable areas. Around the doors and baseboards are layered with gobs of paint. Looks like they have been painted over dirt over dirt over dirt. The living room windows don't work properly . They are old and when the screen wouldn't close the solution was to nail it. The windows whistle and rattle when windy. The heater in living room blows cool air. The balcony door would not stay closed so it was locked with the old lock that was on it , now it won't open. The lament floors are lifting and separating the seal on living room window is broke. Drafts comes in all windows and doors. The apartment was painted with inferior paint that comes off when washed. The bedroom closet was off separated and falling as was the hall closet. It was only fixed when a friend came over and fixed them. It took ten minutes.i could go on but I'm just so discouraged with the timeline for repairs that are promised but never delivered . I would seriously say to anyone thinking about renting from paramount DONT

I would highly suggest Paramount rethink their decision of using Park Safe to enforce their parking. I am okay with having to pay, but Park Safe is almost impossible to get a hold of on the phone (we had to call through five times last night before we finally got someone who answered saying, "hello?" as if it were his personal phone). Park Safe will gladly and carefully take your credit card information, but will never get your license plate correct, let alone even ask half the time (we had to remind the guy last night that he needed our plate number). The past THREE times we have paid to park overnight, we have woken up with City of Ottawa issued tickets. We have to go through hoops to get them cancelled. I would highly suggest Paramount rethinks this company, or at least bring these issues up to them. I honestly dread visiting friends in Paramount Properties solely because I know I'm going to get a ticket.

They bring incompetence to a new level. Promote imbeciles with no building operations knowledge. If there wasn't an overpowering need for rentals Paramount would cease to exist but they have brought a new meaning to slumlord.I wouldn't have even given 1 star but couldn't post without

DO NOT RENT HERE. The customer service is abhorrent and there is a blatant lack of correspondence between tenant and landlord. The office staff are friendly when paying rent etc. but lack any evidence of follow-up for emails. You have to chase them down, which is the last thing a tenant should have to do in regards to matters that are strictly under the responsibility of the landlord. It is a wild goose chase for the simplest of matters. If there was a zero star option, this would be the perfect time to use it. However, the cleaning staff deserve five stars as they are always pleasant and friendly, as well as the superintendent is always smiling and accommodating.

Update August 1, 2021: still no amenities for the foreseeable future. No plans in place. No communication to the tenants. Don’t move here. I wouldn’t do it again. The elevators only work 2/3 of the time and the electrical plugs in the kitchens are a hazard just waiting to happen. There is currently no access to the pool, hot tub, gym or rooftop patio for the foreseeable future. I have lived here (475 Elgin St) for exactly one year today. In this time, none of the amenities have been opened. It was due to Covid for the first half of the year, then a leak that was supposedly fixed, and I have no explanation for the rest of the year because nothing was communicated to the tenants. After exhausting emails with upper management, it seems they just don’t care. There is no timeline or planning or communication, β€œwe’re all in this together” - but only if you’re paying full rent on time. That doesn’t seem like it’s fostering a welcome community. I’m incredibly disappointed in the building and management.

Elisa was very helpful and always there to answer any questions I have… no matter what time during the day I go and ask her anything about this place she always takes the time to answer ?. Also Justin and Jason are always willing to help … they also do great work. Thanks so much …

When I first moved into one of their units it had cockroaches! They never called an exterminator, and only used in house practices. Property Manager added our monthly rent up wrong and my roommate and I were paying an extra 10$ a month each. A few of the repairs we requested be done in our unit went untouched and ignored... even with continous requests to the office.

If I could give this company zero stars, I would. Staff are completely callous and don't give one single hoot about the well being of tenants. Despite there being many elderly, immune-compromised, and other vulnerable residents in this building, and despite being asked repeatedly to advocate for tenant safety by wearing a mask, Elisa refuses to show any compassion or concern. The lack of leadership is appalling. I can't wait to move out of this dump. Even before this, I completely agreed with several of the reviews here. Firstly, Paramount does have an idiotic policy of not allowing current tenants to rent somewhere else in the building so if you live in a one-bedroom and want to start a new lease on a two-bedroom you… can’t?? Even if you are perfectly happy paying market value and are asking for a whole new agreement, it’s literally written into your contract that you are not allowed to move units within the building. That is just horrible business and the antithesis to community-oriented management. Secondly, everything Heather says about Elgin Squares is accurate. The pool, hot tub, and rooftop patio have all been closed for over two years with practically zero communication to tenants. There is no plan to reopen as far as anyone can tell but they’ll happily keep charging you ridiculous prices for a building without amenities. The excuse is that the amenities are not included in your lease so they are under no obligation to provide them. That may be true but it's reasonable to expect that a tenant is making their decision based on the promise of amenities when it's included as part of the tour, and its disingenuous to continue saying there are perks when there clearly aren't any. Speaking of amenities, if you use the storage lockers, you should be aware that they can only be accessed during office hours on weekdays because the key to the room can only be signed out when the super is in. I.e. the building is too cheap to just install a keypad. Cheapness and lack of care for tenants is a recurring theme. Susan is also right: the doors and windows are incredibly drafty to the point where you have to wear a jacket inside your own unit just to stand nearby on a cold day. It’s a wasteful way of making tenants overpay for heating – just fix or upgrade the units! They also rattle loudly when windy which makes sleeping nearly impossible some nights. You can definitely find better places to live in more comfort for the price you'll pay. There's no accountability, transparency, or respect for tenants, and communication only occurs when management needs something. For example, we were issued a three page detailed set of instructions for how to clean our units before the annual inspection – the inspection took three minutes, the super who wrote the guidelines wasn’t even in attendance, and the inspection (rightfully) dealt exclusively with checking fire alarms and a few other specific issues. You have no right to demand that we deep clean, de-clutter, and tidy up our own living spaces to the point that they’re magazine worthy and at the same time ignore your responsibilities. The superintendent needs to focus on more important issues like staff not wearing masks in the building during a pandemic instead of telling adults how to scrub their own bathtubs.
