Looks like a nice building on the outside but building management is painful to deal with, the concierges are not friendly unless you're a girl, there is only one BBQ, and the elevators never work. So yea just don't move here unless you want to be constantly frustrated.

Poor management: constant (and I mean every single week) elevator issues, frequent heating/cooling problems, a particular concierge clerk who is exceptionally rude to anyone he speaks to (worst customer service I've had at any establishment). While it looks nice and new on the outside, there's a world of headache happening on the inside. Do yourself a favour - DON'T live here.

I lived here for a year before moving out of the city. Brand new, decent location but as everyone else says the management is terrible. I vividly remember how much time I wasted waiting for the elevators and having to walk all the way down sweating like an idiot... Extremely not helpful about issues, sketchy area too and there’s often concerns about break-ins... you should be able to find somewhere else to live and save yourself the troubles

Here's the good and the bad stuff (and I'll try to be as objective as I can). Good: -Best strategically placed building ...as it is walking distance to Eaton Centre and Dundas Station, and Jarvis St. (a straight shot to the Gardiner for those with a car) -We have an outdoor pool ...in the heart of downtown with an outdoor pool on the 8th floor, this is a luxury -It's relatively new ...it's only a couple of years old so chances are if you are renting, there's probably been maybe only 1 or 2 owners before you -northern views in above floor 20 are gorgeous ...since there's a parking lot north of us, it gives those people that live in high floors a stunning northern view. I live in in a floor above the 30th and it's very beautiful. Bad: -bedrooms don't have doors (for 2 bedroom unit) ...rather, your room is a sliding door. When you live in a very tight space with a roommate, this is uncomfortable as you can literally hear the mouse click and keyboard even if both bedroom doors are closed. -Parking is poor... because the planning was not done right. As a result there's a severe shortage of parking spots (consequently a severe increase in parking price) -Elevators ...are a repeated issue that is not "fixed". Typically 1,2 every month they will "unexpectedly" be irresponsive. Sometimes they get recalled while people are in the elevators (personal experience - twice) -Safet ...building doors have gotten damaged several times, meaning anyone can (and have) walk into the building. Recently (July, 2018) we had a trespasser harassing people at the pool. -Surrounded by construction ...3/4 our four building sides have construction next door. This means we have consistent sewage issues, lots of dust, and construction drills for morning alarms. -Management is poor ...the management staff is infamous for excessive (albeit speedy) communication on trivial issues while staying almost mute during serious ones. -Gentrification is real ...3 blocks west you get Ryerson, Dundas Sq etc. 1 block east you get some strip clubs and low income housing where it's not uncommon to find needles on the ground, fights, pimps and gang members.

Lived here for a few months now. Most of the issues re. the elevator and bad concierge seemed to have been resolved. The new security company is quite nice and courteous, and I haven't had to wait for an elevator very long. Haven't had any problems to report to management yet, so we'll see. But overall, experience has been great so far.

Probably the worst building in the city. 1. Management is awful, no one is accountable, everyone passes the buck. 2. Concierge is gone from the desk far too much. Of all the uber eats I've ordered, maybe 40% of them had the guy call me to tell me to come get it myself, since there was no one at the front desk. 3. Elevators break down pretty often, had to walk up to the 16th floor a handful of times in one year. A handful of times. In one year. 4. Shoddy construction; after a shower where some water found its way to the floor, the guy under me came up to tell me that the water was coming through his lights. It wasn't that much water. But I guess the caulking wasn't great, and it all disappeared below. That was a funny conversation. He was pissed. 5. There was some flooding on the first couple floors so the entire back part of the building was closed for more than two months. 6. Homeless people galore, patrolling the alleys around the building. 7. 7 Visitor parking spots, for the whole building. And you are only allowed 3 visitor parking passes per month. 8. Near St. Mike's so sirens all the damn time. But I guess that's more of a downtown thing. It's worth mentioning. 9. Everything is built to look sharp and modern, but the quality is lacking everywhere you look. 10. No moving elevator on Sundays. You figure Sunday would be a great moving day. Not here though. 11. The elevators are super wonky - there was an elevator ding, that dinged for a few hours on my floor, for no apparent reason. It was just stuck on 'ding'. This happened twice on my floor. I figure it happened on other floors too. Do not recommend.

Although the building and units are visually appealing, we have had nothing but issues living here. When we moved in about 9 months ago our air/heat system was broken, so moving in during Toronto's 40 degree summer weather was fun - especially being in a corner unit with the sun blazing in. The elevators are always broken. The fan coil in our unit also broke, causing a major leak and they had to come and repair all of the flooring and some parts of the wall. Also, the kitchen counters have zero space making it very dysfunctional to prepare any meal if there's more than one person living in the unit. Only plus side is that the location is awesome.

Lot of noise due to construction around. In last one year, almost three constructions going on nearby. Lot of dust and the layout of rooms also look clumsy. No proper ventilation and there are no locks to the doors inside. So privacy wise its worst within the condo.
