Do not be fooled by the low rent prices. Poor management, frequent building security issues, random fire alarms as junkies enter and smoke in the stairways. the highlight is the utilities billing contract with powerstream, it's daylight robbery, they have a 'delivery charge' that varies monthly with no proper tariff. DO NOT MOVE IN IF THE LEASE DOES NOT INCLUDE ALL UTILITIES, OR AT LEAST HEATING AND WATER. The HVAC system breaks down or has more issues than other luxury condos I've been in. There is NO indoor pool as most real estate agents advertise.

Idk if the people leaving reviews are bots but I’ve had a great experience living here so far. I’ve lived here for about 2 months now and cannot think of many problems that I’ve had. The building is extremely clean and the facilities (rooftop pool, gym, terrace) are immaculate. The main entrance tends to let in a few flies but nothing substantial. I’ve had no issues in my studio itself, all my appliances are fantastic. My AC makes a weird sound but works great. The concierge staff are great, every one of them is super nice. Weird that it’s on the 5th floor but no big deal. The one super annoying thing about this building is booking the elevator to move your stuff in. It is the most PAINFUL experience. Definitely noisy, as is expected when living at a crazy intersection. I get woken up by sirens and people entering/exiting adjacent units but other than that the noise is tolerable. Don’t move downtown if you aren’t prepared for noise. No, there are no homeless people living in the stairwells, nobody’s breaking into mailboxes, and the area surrounding the building is fine. I’m a 22 year-old girl and I literally walk home late at night back to my condo, frequently. Have had no issues at all.

RUN RUN RUN!!! Very Unsafe! Homeless trying to break in everyday. Vandalism of the mail room/elevators. Hiding in emergency stairs. Stolen bikes every week.

Worst management company ever. First service residential. Out of 3 elevators 1 has been out of service for 3 months. 2nd out of service for a week. No respect for residents or there time and convenience. The very thing you look in a place to live. Always long waiting lines for elevators going upto 20 mins sometimes. There is no accountability about the seriousness about the issue

No issues at all, moving elevator got booked in a day, internal portal send all information you need to know. Walking distance to too many places too post.All the issues posted are general issues related to most high rise building. CONVENIENCE outweighs all the minor issues.

I mean, I've only seen the outside of the building and based on that I'd be inclined to give it 5 stars but after reading the reviews of the tenants, I wouldn't feel comfortable affecting the average star rating in the positive direction. Nice looking condominium though.

DO NOT LIVE HERE (specific to 251 Jarvis Street) I've been here almost one year. There are constant fire alarms (3 of the past 4 days there has been a false alarm); once a week for the past 6 weeks. The neighbourhood is extremely sketchy because of the close proximity to Dundas/Sherbourne, Moss Park and homeless shelters. It's one of the dirtiest corners in the city (feces constantly on the sidewalk, trash everywhere) and by far the worst condo building I have lived in in the 16 years I've lived in Toronto I will admit that I actually like the security guards. They're generally nice, easy-going people. The amenities are quite nice. The unit is sound proofed quite well too except most people on the floor slam their doors closed which I don't understand and you can hear police, fire etc go by 2-3 times a day at least, even with all windows closed. The positive reviews on this page are likely from people who have been here only a couple months, I really liked it after the first couple months too. It takes a good 6 months to really get the feel for this place. At which point, you WILL want to move out. Don't waste your time and money.

This is the worst condo building in Toronto in my opinion. The security is on the 5th floor, which means the entry is unguarded. The buzzers do not unlock the elevators, so anytime anyone comes to see you or food is delivered you have to go down with your fob and get them. On top of that, the building has fire alarms daily, the elevators are constantly broken (moving elevator has been out of service for months). The building is under new management and they do not reply to any emails. Packages are constantly getting lost or stolen, and the amenities are mediocre. My advice to you: pay a bit more and live anywhere else. You’ll be happy you did.
