Thus far, I have had a very negative experience living at Velocity. I must say, that the front desk concierge (Stephanie) has been very helpful to all of my needs and concerns. Nonetheless, the building remains one of the most unsecure places that I have lived at. The overnight services for security at Velocity are sub-par, and almost anyone is able to walk in and out of the residency in the late hours. Not only this, but Velocity only has ONE concierge hired for 7 days of the week, therefore if Stephanie is sick, takes vacation etc. there is no one at the front desk. Moreover, the elevators are always down and not working. One must take a separate elevator to get downstairs, and another elevator to get to the parking garages. I am quite surprised with the google reviews, I almost believe them to be fake, as everyone who I have spoken to at the building has been unhappy with living there. I would like to also, specifically discuss the Tenancy Manager Russel. I have had several encounters with Russel. All were quite negative. He is the only Tenancy Manager in the office (he literally works alone for an entire building). I once called to dispute a 75$ garbage removal fee that was issued by the building on my parking spot. Russel not only hung up the phone on me, but refused to put me in contact or give me the emails of higher-management so that I could discuss the issues with them. What kind of Tenant Manager resuses to give its renters absolutely no information on where to discuss wrongful claims, or discuss its charges? All in all, PLEASE DO NOT LIVE HERE! It is unsafe, the building NEVER gets back on emails, the amenities are horrible, and management is condescending and outright rude.

Because of this building google reviews needs to add an option for selecting 0 stars. I moved in 3 years ago and my unit smelled like leaky pipes the entire time. Everytime I filed a maintenence request they would tell me a different excuse each time. I ended up living with it. Last week I gave in my two month move out notice to leave this horrendous building. Yesterday, my apartment flooded and there was sewage everywhere. Due to covid, I was away from my apartment when it happened. My neighbor was nice enough to let me know, although when I got there I found out security knew, management knew, maintence knew, and the super knew. Still I received no notification of the situation from building staff. They then said they would have my apartment cleaned because there was literally feces everywhere. The next day two different security guards and management notified me that my apartment had been cleaned and plumbing was restored, and it is now useable. I go back to my apartment to find out in fact that it was not cleaned and my toilets were ripped out of their bases. After arguing with managment they then offered to give me a SMALLER unit AT MY SAME RENT PRICE. They also told me to move everything myself and expected it to be one the same day. The on site rep for DMS had no idea what to do in this situation. I also went ahead and posted what happened in the velocity renters facebook group. Over 5 other people said they had the exact same issue in the past and DMS aswell as HNR (maintinence) tried to blame it on the tennants and have them pay for property damages as if it was not because of cheap construction. DMS Property and HNR Property need to be fined or something because this is how landlords get away with these health and housing violations. And the fact that it was not only me says something about this building.

Nothing but a positive experience since moving in. Any issues are addressed quickly and attentively, and all questions are answered in a timely manner. I love the constant communication from the property manager via email - I like knowing what to expect re: fire alarm testing etc, as well as any building upgrades/updates. The only thing is the security desk is left unmanned fairly often, which can be a bit frustrating as the area can get a little dicey at night, but I love this building too much to drop my review down a star.

Experience here is almost completely dependent on building management who are at the moment quite good but it's turned over too many times to count over the last few years. I got out relatively unscathed but have heard a million horror stories from my neighbours over the years, and it sounds like there are now roaches in the building. You will never get a parking spot, there is no visitor parking, you'll never be able to open your windows without listening to someone on a loudspeaker. If you're between this place and somewhere else, go with the other place

Our experience attempting to do a virtual tour with Michelle at the leasing office was not up to par. We asked to view 2 specific units, and she showed us 1, telling us the other didn't exist. Once we shared the floor plan, she realized it existed. As a leasing consultant, I would expect you to know which units your building has. She was also 20 minutes late for this virtual tour. We then attempted to schedule a second tour for the other unit, highlighting that it needed to be on time. We tried FaceTiming the number twice at the scheduled time and no one answered or called us back. After looking at other reviews for this property, it sounds like we dodged a bullet. If this is how the leasing office is, I can only imagine what it's like to actually live there.

Velocity is one of the best places to live in downtown Toronto. The amount and quality of attention and follow-up I receive at this building is stellar. From setting me up in my new place with Michelle, up to the day-to-day matters with Rachel and her team, the crew at this building does a great job, making sure that every issue is addressed. And to make things better, everyone here has positive, can-do, gracious attitude. They all are nice and respectful. The building is super-clean and my unit was in perfect condition when I received it. Definitely recommend!

I had a great experience living here. Rachel is great management, and is super responsive. No neighbour issues - can barely hear a peep from anyone! The only reason for me to leave is because work wants me in the office and my office is more then 30KM away. No doubt would I be staying if I was still able to work from home. I had a great 1 year fixed contract, and I don’t think I would find this again - great deal, and positive management.

I think a lot of people (myself included) go on Google to write negative reviews and when things go positively it's easy to stay silent. I've lived here for just over 2 weeks so far and cannot review it concretely yet, however, so far things have gone well. It was by far the best application, move in and inspection procedure that I have experienced with a property management company. Michelle was attentive with the tours and all email responses, the application process was easy and fair, not leaving any critical credit hits and Rachel coordinated the move in well - also replying to emails in a timely manner. It's important to know what you're getting into when you're renting in the centre of the largest city in the country, and adjust your expectations accordingly. I strategically decided to move in to the Victoria side of the building and it is quieter than when I lived in downtown Calgary. The glass is solid and I can't hear my neighbours unless I'm in the common hallway. The unit was clean - the first unit I've had where they actually paint (as per their claims) and everything is operational at this point. The building is secure as any other downtown apartment with security and a concierge. Hoping the experience continues to be a good one.
