★ ★ ★ ★ ★ Worst property management company we have ever had. I won’t say “landlord”, because our building owner was actually lovely — it was the middle man she was paying who was dishonest, arrogant, and unresponsive. There are so many things we could say about the bad experience we had dealing with Jamie and his representatives but I’ll summarize with the two main points — 1) terrible, slow or zero communication and 2) refusal to refund overlapping rent (we moved out, new very nice and helpful tenant moved in — we had both paid) when repeatedly asked and which it is illegal to retain. It took over four months to resolve and only after we filed a claim with the RTB did we finally receive a check. Another family on a tighter budget might have really suffered from having hundreds of dollars in rent stolen (what else can you call it when a company knowingly keeps money they have no right to and do not respond to communications).
EDITED TO ADD: Yes, Jamie, I must mean a different Jamie at a different Oak & Apple also in Winnipeg. Because there are so many of those... You are truly unbelievable.

★ ★ ★ ★ ★ very easy to deal with. Jamie helps me make the most of my rental properties. Rent is paid on time and I see my payments quickly. The online portal lets me manage expenses as they come and see how things are progressing in my property. I trust the my property is well taken care of. I love the added service of regular maintenance checks on the property. My tenants have stayed long term and I'm happy.

I would give 0 stars if I could very unprofessional. Like previous reviews said, This company is IMPOSSIBLE to get ahold of.
After numerous emails and messages left no one will return your calls/emails.
When I moved out of the unit, I called and left a message that I needed someone to do a final inspection. That call was returned within ONE HOUR.
BUT when it was time to find out what was going on with the security deposit or how things went. I never heard from Sharayah or anyone else after that.
For a solid week Monday-Friday I left a voice-mail a day, then I started sending emails. I moved out of the unit more than 2 weeks ago.

I always have amazing things to say to people when I am asked how is "Oak and Apple" and I'll continue to do so as I love this property management because of all the years I've spent as a tenant. I greatly appreciate their consistent kindness, their fast maintenance responses and the incredible work they all do collectively. With that I thank you!

★ ★ ★ ★ ★ Worst experience of my renting life. Don't send them any money. The stole my deposit and rented the place to someone else after basically telling me I had no choice either I moved in or theywere keeping my deposit. My roommate backed out and I told them I would have to wait to move in now I'm ready to move in and someone else lives their and they kept my deposit didn't even tell me!!! Absolute joke of a business. Don't waste you time or money most of the properties are dumps anyway. You can do better trust me.
Now they will claim to not be the company or have some amnesia to the whole thing I wish I could post my emails from panashe absolutely. You can tell easy what reviews are staged and which are real. It's so obvious.

★ ★ ★ ★ ★ Oak & Apple Inc, Worst company for property owners please find a better company to work with, they will not get rent collected on top most probably you will loose your property to squatters.
AVOID THIS COMPANY, Will update further once/IF I get my property back from squatters.
I am still waiting to collect Keys from your office where I went couple of time and nobody answer, typical Oak & Apple Inc.

★ ★ ★ ★ ★ Left message about one of the properties they manage 2 weeks ago now that the property has been vacated and now has squatters. Still no response which seems typical of them with the other comments in here. So if you’re a property owner, do not use this company. They don’t seem to care for what’s going on at the properties they manage. Don’t ever expect to get a response out of them unless it’s on these reviews trying to make excuses for their lack of integrity. ? ? ?
