Been living in this place since May 2017 and it's been pretty nice. Building maintenance people are very nice, neighbors are well somewhat okay, depending on what floor you live on. When it's time for you to move though, they do become extremely rude by the people in main head office of strategic.

Quite possibly the worst experience of my life. Where do I even begin. Lived with a broken thermostat for the entire year I lived there, with promises of it being fixed. Filthy vents, continual allergies due to never have been cleaned prior to me moving in. Good luck getting any repairs completed. My car was broken into and absolutely NOTHING was done to rectify or offer any condolences. They claim that the parkade is secure, but it is absolutely not and I have seen vagrants frequenting the parkade numerous times. I felt completely unsafe living here. After I moved out we had to HOUND them for the damage deposit to be returned. Absolutely atrocious management. Would never recommend this to anyone. It's unsafe and not worth the price.

Hands down the worst experience I’ve ever had with an apartment company. Horrible horrible horrible. They are cheap and the building is unsafe. A person was sleeping on the couch in the lobby for two days because management was so slow to respond. Have come home to crackheads in the building using a screwdriver to open our mailboxes. The management treats people with total disregard. Run for your life!

Been here for 2+ years, pros and cons Pros: - Concrete building. I play my music pretty loudly, but nobody hears anything because it's a concrete building. I never hear my neighbors unless someone upstairs drops something; even then, fairly muffled. - Excellent location. Mission is amazing, especially in the summer. - Views are excellent, either west or east facing windows. It does get hot in the summer but I just keep my blinds drawn when the sun is directly shining and I'm good to go. - Full sized appliances incl dishwasher. Kitchen was a good size in my old bachelor unit. - new management in the last few months, Strategic dropped the ball big time so Greystone took over. They've started fixing a ton of things that really needed to be done (spoke to the building manager about one of the ALWAYS BROKEN elevators... she had just ordered a 30k part to fix the thing, yay). Manager also moved me to a bigger apartment on a higher floor after an accident in my unit so pretty happy about that. Cons - It is an older building. The heating isn't exactly state of the art. - elevators are original and are slow compared to new ones. - Parkade is not managed by the building. Used to be impark, now it's diamond. I've had my car broken into while it was impark and was robbed blind, so hopefully diamond will get it together and start monitoring the parkade properly. - card laundry, on bottom floor. All in all, I've resigned my lease and will be here for the foreseeable future. I could have moved but I chose to stay because I like it that much.

I was a recent rent applicant but am glad that I got out before my application was processed. I was shown two suites - one was nice but the other still had furnishings in which looked and smelled like someone had died there - suites should not be shown in this condition. At the time I overlooked it but in retrospect should have not proceeded with my application. Upon leaving I was informed that the exit was the "resident" exit as opposed to the commercial tenant exit. I felt like I was in the deep south 100 years ago. After calling and texting the property manager I finally got a message four days later on a Sunday evening to advise that a damage deposit was required to proceed with my application. This is certainly reasonable but I made sure that the deposit would be refunded if my application was not approved. I requested a time to meet but it was not confirmed. After thinking it through I texted the property manager to advise him that I had changed my mind. Renters in Alberta are not protected as in other provinces which have strong rental rights advocates and Tenant Ombudsmen to make sure that renters are treated fairly and with dignity. I read all the reviews about this property but decided to give it a chance. After my experience I feel I would be better off buying a good tent.

This place is trash. I scheduled a walk through for 2pm today. After confirming multiple times I got a text at 1:54pm saying the unit was not cleaned and could not be shown. I drove all the way from Okotoks. Worst experience yet. The girl that was supposed to help me tried to play it off like it was my fault. Her name was Ana, don’t deal with Ana. I called her at 2:03pm to be told she had already left. Shady person, shady building

Been living here for about 2 years. Out of that both elevators have been functional for a total of about 6 weeks. Management is constantly changing, and there was a drug lab on the 10th floor for a while which led to me getting calls from the call box at all hours of the night by people trying to get in, and my partner getting a face full of crack smoke the second they walked into the residential doorway. Thankfully this seems to have been delt with recently. Rent is increasing to $1315, but BEWARE HIDDEN COSTS. They are adding washing machines into the units and charging an extra $100/month for that, utilities are $55, parking is $110, a tiny storage locker is $40/month, and pet fees are i believe $30/month per pet. Paying almost $1600/month for a place the size of a hotel room is insane given that the building has constant issues. 2 stars because maintenance is trying their best and I've lived in worse places. The neighborhood is great too, but location is meaningless if nobody can afford to live there and it looks like the housing crisis is going to heavily affect businesses in the near future.

I signed a lease about a year ago. Initially when I signed the lease the elevators were not properly functioning but I was told they were to be repaired. After a year the elevator is still not functioning. The day after moving in I got a notice that the building was in foreclosure, luckily nothing ever came of this but clearly the company knew about it when renting out and did not inform potential residents. I was told there is AC in the units while there is actually zero temperature control- on a cold winter day my apartment sits at about 26 degrees and summer is almost unbearable. There was a very unpleasant living situation consisting of multiple transient populations having access to the building, puking and sleeping in the lobby etc. This took months to clear up and it was simply unsafe. In the last year we have gone through 4 building managers. I recently got a letter to renew my lease and the price of rent is going up nearly $300/month, this seems very unreasonable when the building still continues to not be fully functioning. I have tried to reach strategic management in regards on multiple occasions while living here and have never once received a response despite phone calls and emails.
