DO NOT MOVE HERE. This is by far the worst building I've ever lived in. Drug use everywhere, cars broken into/stolen from unsecured underground parking, I'm pretty sure the walls are made of cardboard as the noise transfer is unbelievable and never stops day or night.

We were supposed to meet Sarah (tenant services assist) to view the apartment. But she didn’t show up and just simply ghosted us. Really bad experience..

***WARNING*** do not move In here. This place is not safe. My car has been tampered with, gas has been siphoned. For each unit, there is only ONE parking spot. There is no street parking and all the local surrounding business' are aware of this also and will tag your car to be towed if parked in their lot. There are many empty units in the building (surprise) and I have asked management to park in the spots in the meantime and have even offered to pay and they say they cannot help me. I work weird hours, and do not feel safe walking 10 minutes to my apartment at night. Management is terrible. Just save yourself the hastle and do not move in here.

It's really clean and well maintained. Well lit interiors, lots of doggos. Everyone I've met has been friendly. I almost never hear the neighbors unless I'm on my balcony. Street noise is an issue since it's down the road from the quarry. There is a service road for a construction zone that runs behind the buildings, and trucks start racing back and forth around 6am carrying loads of rock and really don't stop until late evening. Honestly much nicer than the 1970s condo I was previously living in near downtown, and doesn't have the pretty much constant break-ins and theft of our old neighborhood (or really anywhere south of saanich road). The units are larger and newer than most of what's on the market, even a lot of the "luxury" apartments. Utilitarian design choices throughout. It's not going to win any awards for interior decorating, but the units are attractive, functional, spacious, and use durable materials. AC in unit, and W/D (maybe in all?). I'd definitely recommend it to anyone who works locally or has to commute downtown. The express bus stop is right on the corner, and it's really easy to hit the big box stores on your way home.

Pros: Affordable, Large units, pet friendly, A/C unit in suite, keyless (fob) entry, central location (so close to many amenities!), communicative management, in-suite W/D, full piece bathrooms, nice feeling of community, additional parking available by waitlist. Cons: - Very thin walls/ceilings (ceilings are worse, if you can snag a top floor unit I'd advise to do so in the case you're unlucky with how loud the people living above you are) - Limited parking; everyone has one assigned stall but there is very little parking without the threat of being towed in surrounding areas if you / housemates have more than one vehicle. - Lots of nearby construction practically encircling the buildings, so noise during the day is constant from approx. 7am to 6pm except Sundays. (project completion dates unknown).
