These guys really do their due diligence when finding renters for properties. Renters are carefully vetted giving landlords peace of mind that their homes or commercial properties are well taken care of.

Neglect do not take good care of senior's

Locke Property Management is one of the major renters for affordable housing in Penticton BC. There is good and bad that can be said about this company I have never personally rented from them I have lots of friends who have all I have to say is be very careful and read everything twice before you sign it.

Chris Knight and his team at Locke Property will try to take every opportunity they can to take advantage of their tenets. We have continually had increased triple net costs for services that only get done half the time and never in a timely manner. There’s a clause in our lease that says management fees can not exceed 5 percent so they put down administrative fee 10 percent and now tell us that it’s not a management fee it’s an administrative fee and they can charge us whatever they want. I was sworn at and yelled at by Chris Knight. He treated me very poorly and I would caution everyone to stay far away from him and his company Locke Property Management. When I first took possession of the unit half of the power and gas for the other tenets were going through my meter and I was being billed for it! When I told Chris he told me oh no Penticton just has very high rates your confused. I had to hire a company to come out and trace all the lines and they did find out that yes at least half of the power and gas for the other tenets was being paid for by me! If I didn’t catch onto this Locke Property would of made me pay for everyone’s utilities! Since we signed the lease a year and a half ago the triple net has basically doubled! Last year we got a $700 refund because there was a surplus but now this year they want $1200 and there’s absolutely no changes to the budget other then they want to charge twice as much for snow removal now and it hasn’t even snowed yet! When I ask what historical data they use to determine that seasons average snowfall Chris Knight replies who knows how much it snows I think it’s gonna snow a ton this year do I doubled the budget. Locke Property also bills my landlord for the snow removal so the more they clear the more they get paid. They’re hoping it’s gonna snow a ton because they want to make more money. They’re not basing it off any historical averages. It should be decreased or kept the same since last year was an above average year for snowfall and we still came in under budget. For a company that’s been around for this long it’s very sad to see how they treat their customers.

If I could give this company a ZERO I would. They are absolutely despicable. They are crooks and I would never recommend anyone renting a space from them. They make their tenants 100% responsible for the entire property. They take no responsibility whats so ever and they are ruthless. In my opinion, they are a slum lord.

If there a 0 star review these people would get it. Total slumlord. His property at 437 Martin St is a dump. Homeless encampments, drug dealing, stolen bikes, shopping carts and now fires at the back. Street person has lit 3 fires this month and owner just hangs up when you try and talk to him about this. I hope Phillip Locke reads this and I look so forward to reading you obit when you finally die. The wold would be a better place without you.
