Condescending jerks who think they're lawyers. (They're not.) ALWAYS have to have the last word. NEVER their fault "misunderstandings" happen. Do not treat the owners with any iota of respect or consideration. Argumentative and dealing with them is pointless. Worst strata management company I've ever had to deal with. I also wish -5 stars was a possible rating.

I had my house broken into where the back glass sliding door was smashed though. Phoned them to get it sorted out because I live in a strata that takes care of it. It took them a full week (and only after I called the glass company and Leions directly) to actually get the claim going so they can order the glass to fix the hole in my house. They told me it would be fixed within 1 week. Due to their incompetence it looks like it will be closer to 3 weeks with a piece of plywood separating my family from outside. The glass company couldn't order the glass with out the ok from Leions Management. It is not my job to make sure that Leions gives them the go ahead for the work. Horrible company to deal with.

Thank goodness this company quit when we were trying to get rid of them from managing our strata. John Leeman is the rudest man. Our new management company is much better and actually helps people in our complex.

I since moved from a property managed by this Strata company to another home who uses a really small property management company. Strata Manager David S really knew his stuff. His experience with strata management clearly shows. The new home & strata company managing the property is a nightmare. I just wish David S & this company takeover the new place I'm living in now. It would be much better...

Leonis took over the management of our strata about 6 months ago and we were in a mess. Problem with a roofing project, strata fee and special levy arrears, unpaid bills, bylaw issues, etc., etc. They have systematically dealt with the issues and cleaned up one by one the problems within our strata to make it run way better! Their knowledge and experienced staff have really saved us and a lot of time, money and headaches! Thank you Leonis.

Wish I didn’t have to give any stars at all for this rating…..My mom just moved into Park Hill in Langley and wow great work Leonis. Worst management company ever, garbage piling up absolutely disgusting, someone’s dog puke sitting in the stairwell for weeks. Do NOT use this management company.

Let me disclose this terrible Leonis company. Followings are the whole process that I made A claim to CIVIL RESOLUTION TRIBUNAL. Let all of us know what a shame Leonis' ever did. Pretended not re my check and made interest occurred then issue interest charge bill... Claim Description - I'm a strata owner, during covid-19 period, strata increased strata fee due to strata owners cannot gather together, and strata took the increased strata fee $436.74 from my bank account without my approved in June 1,2020. Before that strata fee is $289.89. After three months I found this and went to bank stopped this automatic payment, then I called Leonis Management & Consultants Ltd several times, but when transferred to accountant department there always no reply. I sent emails to leonis finally there was an answer , saying that owners agreed to increasing the strata fee. I just need ask leonis that why you collect the increasing strata fee without my agree? I agreed that strata can collect around 289.89$ from my account but not whatever amount by itself. In my opinion, it is a stolen activity that charge whatever amount of money from my account. I feel angry of strata's action and I stopped auto payment. I told Leonis need apologize to me and it should be resolved before we set up a new payment method. Through several emails communicating , leonis refused apologize to me and did not waive the interest charge, I have no choice but choose to using checks for strata fee payment. In November 23 I mailed out Nov, and Dec's strata fee check and leonis sent confirmation email saying leonis received the two checks. In the following days I mailed out another two checks I think it should be a stop. But again , Leonis did not deposit my checks and at the end of 2020 , Leonis told me that Leonis did not receive my checks. Leonis' action must be in purpose , that made my interest compounding again. Leonis using "COMPOUNDING INTEREST "to educate me. That certificated that Leonis is a rogue. I urge government should establish an department to manage those management company like Leonis , such a low level management company names itself a forth level government unexpectedly. Make phone call-Never reply; ask questions via emails-very slow reply,--all in all difficult to connected and inactive but when charging interest or compounding interest leonis very active. That made me know that Leonis Management & Consultants Ltd. is a ridiculous gangster. I asked for resolve this problem. JUNE 22.2021 Since you know CRT haven't made the final decision, why you charge me the interest charge? Leonis now owe me and have not return back. Hi Strata I require a hearing for this complaint. You have to double return the wrong charge,which is 114.04*2=$228.08. You still owe me and also need to pay interest. I do not agree with your credit solution. Why do you charge me $50.26? And why do you owe me ? By which law? By your law? Or is that a new bylaw? You need fifty dollars to earn interest ? If you are short of money you can get some bottles or beer cans to sell in bottle depot , or you can act as a beggar to ask money from car drivers when they wait for traffic lights. Your strata by law give you priority to charge me by any chance? Your bylaw rules give you the right to charge me without giving me notice before ? If I did not find the wrong charge you will keep that extra charge forever? I never say that I would like to make a contribution to Leonis... You cannot earn money this way.

The team at Leonis Management has been a great experience! My wife and I just moved into a condo building recently and everything was organized well. Steve, Jamie & Kelly our initial point of contact has been nothing but fantastic with our questions as new home owners. Also to note, Troy was also helpful with sorting out some parking details. All in all, a great experience!
