Horrible place to live. Manager is incompetent, common areas are damaged/dirty, constant stream of Airbnb even though it is now illegal in Toronto and against the condo by-laws. My bike was stolen from my storage locker and management did nothing. Board of directors is corrupt and is led by a many who Airbnb themselves against the by-laws. Just all around bad place to live.

I've lived here (rented) for almost three years now and I've enjoyed my time here. While it hasn't been perfect, I have more good things to say than bad. For the first few years, this building was managed by FirstService Residential, but now it is managed by Duka Property Management. Pros: - Location, location, location: I can walk everywhere from here. I work in the financial district, so my commute time is dictated by how fast my feet can walk and not by factors such as traffic or transit delays. Having Eatons Centre and Canadian Tire close-by is also great. - Great views: I get to see the sunset everyday and also have a view of Nathan Phillips Square (I don't have to stand in a crowd to watch the NYE fireworks!). On this side of the building, I believe you get an unobstructed view starting from floor 21 - Demographic: the building skews young professionals who work in the area, as well as some young families. Your experience here may be influenced by those that live on your floor. On my floor, I have never noticed any loud parties/music, nor Airbnb renters either despite what others say here. The walls are decently thick, so I don't hear my neighbours or footsteps from above. - After Duka took over, more ISPs were approved, so you can get a 500Mbps internet plan for $30-35/mo. In addition, they have tightened security so that a fob is required every time you go up the elevator. - The gym is spacious and decently equipped - Despite the hustle and bustle in the daytime, the financial district is very quiet at night. I'm about half way up the building so I don't really hear sirens. There are also no loud restaurants/bars/clubs in the immediate area. - I shop online A LOT and the front desk has never lost or misplaced my packages Cons: - Elevator issues: you will notice the high speed that the elevators move up and down the building. Because of this high speed, the elevators are also more prone to breaking down. After years of living here, I would say in a 30 day period, expect between 2-4 days that there are longer than average wait times for an elevator. This is especially true at peak times (8:30-9am, 5-6pm), and towards month-end when an elevator is reserved for those moving in/out. The longest I ever waited for an elevator was 15ish minutes (once), but an average "long" wait time would be 5 minutes. Yes, there have been times when only 2 out of 5 elevators were running as someone else mentioned, but this is far from the norm. - Limited nearby grocery options: a very small Longos at First Canadian Place (and Dundas), Pusateri's (if you're feeling bougie) and Metro by St. Lawrence Market. Chinatown is a 20-25 minute walk away. A lot of businesses in the area are also closed after 6pm weekdays and all-day weekends. - Kitchen is not designed for cooking: the sink is singular and very tiny, and the electric stovetop leaves a lot to be desired. - No visitor parking: there are 80 parking spots in the garage for 800 units, all of which belong to an owner. Street parking is limited. - No connection to the PATH network: in the original plan, there was supposed to be a direct underground connection via the then upcoming EY tower. Apparently there is a wall in the parking garage that would have been knocked down to facilitate this connection, but the builders ran out of money. There are three nearby entrances to the path: FCP next to Cactus Club, Richmond-Adelaide Centre and Bay-Adelaide West - Management has been decently responsive to issues relating to my unit that I've had in the past, however, be aware that they will usually default/assign blame to you first (e.g. you first have to hire an technician to prove that the problem is not yours, but theirs) - Fire alarms: because this building is particularly dense (800 units), there is a higher probability of the fire alarm going off during inconvenient hours - Doors slamming: the builders did not adjust the hydraulic door closers and many people who live here do not realize they can adjust this themselves, so you will often hear your neighbour's doors slamming.

DO NOT RECOMMEND - Elevator issues... long time waiting to get to your unit more than 40mn on rush hours. - sink backups that flood the unit - amenities poorly maintained - lot of units are rented for Airbnb - no groceries near by - not a lot of storage in the kitchen with bad and cheap equipments

Bro security guard during night shift is mannerless, doesn’t have any sense how to talk to someone. She is a girl wearing shades disgusting… very unsatisfied…-infinity stars to the security guard

Extremely noisy. Construction in the opposite building starts at 4 am LOL! Long lines for elevator (takes 30-50 minutes). The heating was shut off twice in the last month (February, so you can imagine how cold it was). They have a drainage issue as well (toilet backs up when you turn the washing machine on). And worst of all the building has not been treated for bugs and pests and they’re literally everywhere in the kitchen cabinets!

I've been living in this building since 2016, and honestly the location is the only good side about it. So many times 3 out of 5 elevators are down for a 54-floor building, and so many sink backups that flood the unit (it is design flaw according to the plumber, but of course, careless behavior of the residents contribute to it). The management office is not effective at all in resolving issues (yes they do send out kind reminders to residents, and guess what, nobody pays attention to it because the message is too kind I guess?). Anyways, I can't wait to move out.

Lived there for a year (rental) and the area is very loud and noisy. There’s constructions everywhere and they do work on crazy hours like 4 in the morning. The elevators are very annoying cause there’s always a problem and huge lines in the lobby. Also I think it’s very annoying the fact that we need to go downstairs to pick up any guests we have. When people buzz us they should be able to come upstairs without a freaking fob. However, The staff is very nice, concierge is extremely helpful! Property manager is not the best, the concierges are more friendly and polite than management.

I’ve been subletting here for a couple of months now. And I ordered groceries because I have a broken foot and called the front desk to allow the deliver to come up and deliver them to my door. He told me to email the property manager and front desk about it and that I should be good to go. Due to me subletting my name isn’t on the lease. Because of that reason they wouldn’t let the driver come up to delivery my groceries. I explained my situation again to them and said I would come downstairs to show my broken foot. I even said I would show my lease agreement with the landlord and the last tenant but still no. I asked if he could help me bring my groceries up and he said that since my name isn’t in the system they couldn’t provide any service to me.
