D	Downytide on Google ★ ★ ★ ★ ★ My kid rented a place here, at first it was nice with balcony facing the street, but they really got to deal with the bed bugs , complained to management and nothing was done, thousands were spent on replacing furniture just because the bed bug issue got so bad, didn't even dare to visit my own kid as we were afraid to bring it back, it was in the carpet in the hallway, it was just everywhere.

Heating system dosent work, elevators are always malfunctioning. Stay away from this place
N	Natalia Angel on Google ★ ★ ★ ★ ★ Worst experience ever, the water here is hazardous, many times it is yellow and orangish in color, and just today the bath water came out blue in color, without any notice from the management. The apt is full of cockroaches which in itself is a health hazard. Wouldn’t recommend this place at all, stay away. The worst of the worst sherwood building. The management people are the rudest people i have ever seen.

Lots of bed bugs. Freezing temperatures. Not a single non 1-star review in the last two years. Easily the worst landlord company I've had the displeasure of dealing with in Toronto. AVOID AT ALL COSTS
S	Shannon Marie on Google ★ ★ ★ ★ ★ Avoid , avoid , avoid. It is not worth the thousands of dollars you will lose , let alone the stress. Lived here for two years before I had to get out for the sake of my mental and physical health. Infestations like no other, and management turns their cheek to it. My apartment was so badly infested with roaches that my kitchen became unusable and we ended up moving. Years of laying complaints with no help. Lost hundreds of dollars in houseware that either became infested (keurigs, toaster ovens) or I feared bugs would travel on (wooden wine boxes, containers, etc.). If the bugs aren’t enough to keep you away. Consider the consistent water shut offs, the boiling hot summers as this building only provides AC in their office (the gym has one fan that barely works), or the homeless people that manage to get past the “security” of this building and sleep in the stairs/ lobby. Please , Listen to the other reviews here and mine. Rent anywhere else. Signed, a resident who tried their hardest to be a polite tenant all the way to the end
Y	Yangning Lu on Google ★ ★ ★ ★ ★ The most inefficient service ever. Incredibly slow for service request. I had to ask them multiple times to simply fix the heater in the winter. Last year, the elevators were malfunctioning frequently, and it always took a long time for them take action. There are only two elevators in the building, making it soooooo inconvenient. Managers are not familiar with their duties and paper works. One of them is particularly rude, disrespectful, and unfamiliar with her job. The building is maintained fairly. But strong smell of weeds is present. Sound insulation is terrible. You can hear people talking next door. The buses on Sherbourne street are noisy, and their pollutants can spread to at least 3rd floor. Garbage trucks which make loud noise frequently operate at night or early morning. Stay away from this property or you will regret.
