We signed the purchase contract in Jan. 2021and were told the closing would be in May of 2022. After the first upgrade expensing at their studio, we received their notice about closing delay. That time we were told closing will be in Sept. 2022. Then we were directed to have the 2nd finishing meeting at their studio, paid upgrade of cause. Later we received a notice from them indicating it would be another delay of closing because they had not received their permit yet. How could they start to sell their interior designs in the situation they knew they had not started any construction on site yet? Now they told us we need to pay price increasing of near 10% before they are able to achieving a permit to build or terminate the project, also need us to pay this price difference (near %10) all in down payment. Builder can ask more money or terminate the project, the agreement means nothing to Builder. I have no money for more payment so I choose to terminate the project.

Update: Just a review of my experience so far. We purchased in the beginning half of the pandemic and recently received notice of unavoidable delay after getting our 2 occupancy delay notices. We did our design studio appointments back in jan/Feb 2022 and in the appointment the assured us we would start construction next month (March) for completion at the end of the year. Then in April we received the Unavoidable Delay notice. I feel quite frustrated as there was lack of transparency from them even after requesting more information multiple times. It feels like they took us to the design studio to get all our money with the upgrades just to slap us with an indefinite delay that allows them not to pay compensation. Their twelve oaks development is all sold so this is happening to every buyer in the neighbourhood. I'd approach with caution on this developer and only purchase if you know you can wait it out. We bought late 2020 and have no idea when out house is going to complete. ill update my review as I go. Old: New devolper. Very kind staff that work there, almost too kind as it's a bit awkward. The developer existed before working with private homes and is transitioning to larger scale housing such as townhomes. Their show room is still under construction but it feels like they are in there to stay. If there's anyone hesitant to purchase a place because they never heard of them, you should book an appointment to look at their show room as it will give you more faith. I only purchased the pre con few weeks ago, I can't comment on whether it is going to be delay or have any issues with quality control. But over all they were super nice and we took the plunge.

Here is my sad story; I purchased a preconstruction townhouse in Jan 2021- the project name was 21 Oaks in Richmond Hill/Oak ridges, occupancy date was early summer 2022. A few hundred meters away from the site plan, there were other developers with the same price range and closing dates. Before signing, I tried to research "Green City Development" but couldn't find any valid reviews. I reached out to their sales/marketing team about the company and learned company is very well financed from Hong Kong that does need financing from Canada. It looked like a plus to me. also sales/marketing team spoke highly of their past projects- detached houses, and I chose Green City over other developers in the same area and on a few month paid all deposit money based on agreement. Since Jan 2021 until May 2022, every month I looked at the site but, never saw any construction activities whatsoever. Early in May I asked one of their employee about what is the problem that there is no construction, all other developers in the same area started some activities, even some of them are more than 50% done? She confirmed everything is moving well and construction starts early summer, no worries. End of May, I received a letter, regarding developer can not lend money to start construction (justify their claim "we are very well financed"). All owners have to pay around 74% extra deposit on top of what they paid last year in full, half of new deposit is due in 11 days, and total purchase price increased as well. It was obvious, if owners do not pay that extra deposit, developer threatened to cancel the project. I'm afraid, fundamental things in the agreement of purchase and sale were not honored by the developer, total purchase price, the deposit, .... I totally lost opportunity to purchase a property because I did not choose a trustworthy and competent developer.
