DO NOT deal with Timothy J. Polanik. He is extremely unprofessional and very rude. He will text you at 2am+ and belittle people that are struggling financially, He will also send you walls of text nonstop until you have to call his boss and have her deal with him. If you do choose to work with him be very weary and keep a copy every message or any correspondence.

Making a deal in Calgary turned out to be quite an ordeal. In light of a buyers market, we were hoping to have a good experience with our realtor (Steve L). As seasoned purchasers of real estate, being familiar with the processes we didn't expect what transpired in our dealings. Overall it took 4 offers to different properties before we sealed a deal. One should understand that buying/selling real estate is not always a cake-walk, especially a realtor. Let's start with communication. In the beginning it was good, but as the deals started falling through, it got messy. Documents in this day and age are signed electronically due to COVID. The first offer went through quite clean, unfortunately the buyer would not budge on price, so we moved forward to another property. That's when the errors started to occur, things like wrong dates and poorly worded amendments as well as wrong revisions being sent for signature. Our agent didn't appear to appreciate us reading the documents and pushing back for corrections. There was also a problem with a push of a prepared list of home inspectors and document reviewers. As purchasers, we would rather do our own due diligence in finding our own service providers for these services, which we did. However, it was questioned each time by our agent when we didn't use one listed on his prepared list. Sounds a bit fishy! The catalyst was when we were at our fourth deal and needed to arrange an inspection in a very tight turn around. When this agent was called to ensure he was available for the inspection and we had given him three optional days in sequence to consider, of which he just stated "unavailable, unavailable, unavailable". This push back from the agent could have broken the deal we were working on. How can an agent be unavailable when they are very aware of the tightness of a timeline. At the last moment his unavailability is proof of a lack of clear communication style that this agent promotes. He should have told us ahead of time his availability, which he didn’t. He could also have had a colleague to step in during his “unscheduled” absence, which also didn’t happen. The relationship deteriorated to the extent that when an accepted offer was received and all conditions lifted, which should be cause for celebration, it was a lack luster event due to the stress associated with having to deal with the agent to get the keys at closing. This guy made some huge errors, but a little communication in way of some sort of apology for almost wrecking a deal would have gone a long way in making our transaction a more pleasurable experience. I would not recommend this agency due to our recent experience.

I have been a full time agent for 18 years and spent 12+ years with Remax and have not skipped a beat moving to Greater Calgary , in fact I am enjoying some of my best business years to date.
