★ ★ ★ ★ ★ These guys will ask deposit when you apply the mortgage. If your home appraisal is satisfied by the bank. They will refund you the deposit, otherwise, the deposit will be deducted for home appraisal cost which is over $400. Usually the fee is reimbursed by bank, but they just steal both the reimbursement and your deposit. Be very careful for those rats. I had very bad experience with those guys and lost my deposit.
This company is the only one who ask the deposit when you apply the mortgage. Never do business with them if they asking . You will loss deposit for sure if you walk away later for any reasons.
Those guys won’t remind you anything for the home appraisal on purpose. They don’t care about the home appraisal results. Different banks have different views on home appraisal results. There are no good or bad results. Some homes had very bad conditions, the bank still pass the mortgage application. Passed or failed are really depend on banks. If You don’t do business with them for any reasons, you won’t get the deposit back.
The things bank reimbursed the appraisal fee to customer. They keep the both reimbursement and your deposit if you walk way.
I didn’t know the tricks before I talked to the bank.
