If I could post a NEGATIVE RATING I would. Take a look at the 1/2 difference in height of my floors! EPIC is aware of the bulge but sent a finishing carpenter to cut the pantry door to make the floors look level. The carpenter knew from Day 1 that there was bulge in the floor and they refuse to fix it.

We have lived in our “Epic” home for almost 3 years now and it has been an EPIC disappointment. It has been a frustrating and disheartening 3 years as we have been dealing with our deficiency list to this day. If you take a look through these reviews, you will notice many 1 star reviews in which Epic Homes quickly rebuts. The rest of the 4/5 star reviews aren’t of much quality because they were bought or are from their building partners/realtors. They originally bought my 5 star review too ($50 gift card); it has since been taken down due to our real experience. And it has taken me this long to actually write a review for Google because I wanted to give Epic the benefit of the doubt. I would encourage you to talk to anybody that lives in an Epic home and get their REAL feedback before buying. First off be prepared to waste your time off. They come to your home to “fix” your deficiency but nothing gets done because half the time, they are just chatting. Among some of the conversations include: “don’t expect too much since this is just a starter home.” I know the market is crazy right now, but I paid this much for a “starter home”?!?! Don’t they take pride in their product? Be prepared to have this (dealing with your deficiencies) as a second job. Much of my vacation days were wasted because I was waiting on people to show up and actually do work. Second, it took a VERY long time to get people to come in to do service appointments for the deficiencies. Emails to the Service desk gets unanswered until I continue to follow up on them or else they get forgotten. They say they would get back to me within the next day. I don’t hear from them until I email again the next week to follow up only to get another email stating “sorry, I will get back to you soon.” This had happened far too many times. Now, most of our deficiencies have gotten dealt with. However, with the last few, Epic Homes has decided to back out of their promises to us and are finding any excuse not to deal with it. Ryan, the owner, has stated in an email that they have “spent a considerable amount of time in [our] home … to be working on a home 2.5 years after possession is not only unacceptable, it also becomes very confusing as we are working on a home that is now well past all normal warranty periods outside of the 5 year water penetration, and 10 year structural”. Well whose fault is that when it takes forever to get follow up? Our deficiencies that are left were noted before the 6 month mark. Their excuse last year was COVID restrictions despite most of the deficiencies were on the outside of the home. One of the current issues we still have is our driveway. I won’t go into depth, but they deemed this now as a “service gesture” which by the way they have not even fulfilled. Basically, after a year of dealing with the issue of our driveway, we finally had enough and spoke directly to Ryan last winter about it and he made promises to pressure wash and seal our driveway as a compromise. For months after that conversation, nothing was getting done despite me trying to follow up. We took it into our own hands and hired for pressure washing and bought the sealer ourselves as the weather was nice (we wanted to do this before the fall). We gave them the receipt to get reimbursed. Months go by with basically not a word about this. Now they are saying they will only reimburse us for the sealer that we bought, NOT the pressure washing. If they hired a company to do it like they said they would, it would be much more. Second, this company would have had to pressure wash the driveway. Their idea of a “service gesture” is laughable when you take this whole situation into context. See my partner's review for the rest of this review as I exceeded word limit

Myself and all of us at Chartwell Exteriors have had the opportunity to work with Epic homes over quite a few years now and am very proud of the great looking communities that have been built. Every trade that I've had the pleasure of working with from the foundation to the last coat of paint truly care about installing quality products professionally. I can personally say that its all of our goals to turn over a quality and lasting product. One of the best builders in the Maple Ridge area with a fantastic team.

We have recently moved into a home built by Epic Homes. The quality of the home is wonderful and the open design is beautiful. During the building process there were some deficiencies that we made the supervisor aware of and we appreciated that they made to make things right. Since moving in we have also received pretty good customer service from the service dept are concerns have arisen. We enjoyed working with Janine and Ken at the sales office. They were very kind and accommodating with all our questions. As a follow up, now living in our home for over a year, we have been a bit surprised that some of the materials used were not top quality and have started to break. A great example is our garage door opener. It had never worked well and we now realize we will have to replace it after a year of usage. The neighbourhood communication indicates there were shortcuts taken on finishes.

My husband and I recently purchased a home from Epic Homes and had so far an overall great experience. Part of that is a result of the builder’s flexibility in accommodating our specific requests. However, the best experience with Epic Homes is thanks to Janine’s exceptional work. Her honesty and professionalism was second to none. We felt very confident on her experience and knowledge about the product, understanding our needs and preferences during the purchase phase. Janine was always patient and available to answer our questions, and addressing our concerns. We would definitely work with her again.

After we moved in out new townhome, some floors at the upper level started to squick. When we put a service request with epic homes we received a response promptly from Bev. Bev was very helpful and she managed to schedule a viewing very fast. Jeff, the customer care technician was very friendly, patient and professional. together with John, the carpet installer from exclusive floors, they fixed our floors in a matter of few hours. Also, Jeff did a walkthrough our home and fixed our walls , including some areas where we damaged it. I was surprised to see that he tried to fix even what he did not have to fix. I am very pleased with the experience I have with Epic Homes so far.

We are really disappointed with epic homes. day after day, it seems they just ignore your requests to providing warranty services. AVOID BUYING A HOME FROM THIS BUILDER.... 1- They made one corner of my backyard fencing lower than 4 feet and they said it was city bylaw. They didn't even discuss it with us where they could have pushed it inwards with at least a 6 foot high fence. ( I spent $1100 to install Cedar hedges) 2- When we go possession of the house, the garage wasn't even inspected neither cleaned and they never did. 3- They will tell you will give you appliances worth $10000 retail price. Not really, you will get a $6000 actual retail price. 4- The fence is ridiculous quality, two months ago when we had the wind, two full panels flew off all over. 5- The trim on the garage exterior wasn't painted and hasn't been done yet! 6- The paint on the interior is one coat and there are so many blemishes. They sent a couple to fix parts of the paint and made it worst. They sent in another guy to take a look at work and said will need to repaint the whole wall especially by the stairs and never sent anyone since February. 7- A piece of concrete fell off on the outside by the garage and hasn't been fixed yet. 8- They never cleaned the street in front of our home after they finished all construction. I had talked to Ryan and said the city will take care of it. The construction has been completed more than two months, they never cleaned and never contacted the city to do so. 9- The worst thing for me right now is that I paid $6000 for AC and last few days has been hot and guess what, it don't work properly the temperature at home is 24-27 degrees all day long. The got the HVAC company to call me and tell me that you might need a new filter. There supposed to be a warranty service for the first 12 months! What Ryan had told me, you should be happy you got it a good price you made money. What kind of professional developer talks like that!!!

Continuation of Partner's (Sharon F) Review: One of the biggest issue that we have is the paint job on the exterior trim. Within a few months of living in our home, the exterior trim became very moldy. See pictures. In taking a closer look at the exterior paint, it was done very poorly with insufficient paint. The wood underneath was visible through the paint and some fully exposed. Epic Home’s argument is that this is the homeowner’s responsibility to get rid of mold and that we live in a wet climate. After talking to various painting companies, they said this shouldn’t happen so quickly even in a wet environment and it is because it was painted poorly. We fully understand that we need to upkeep our home but mold should NOT be growing just a few months of moving in to a BRAND NEW HOME!! They finally agreed to paint our home (which also brings us to the power washing point from the previous review, because this needs to be done before you paint and they did not do this, we did). Anyway, they came for a day to paint but only worked on certain parts of the home. We were confused at why they didn’t do the rest as ALL the trims needed to be repainted. Now they are again calling this painting job a “service gesture” because the homeowners are responsible for maintenance of their home. They stated that they would NOT be finishing the paint job that is needed. Again, I understand that under normal circumstances we would be responsible, but this happened within a few months after us moving in because of their poor workmanship. And finally we have an issue with our deck. To make the story short. 3 different Epic homes service people came 3 different times to look at it noting that it was a problem, then they brought in deck company that also stated it was a problem and needed to be fixed – however, somehow, this was the wrong deck company, so they brought in the “correct” company to come in who have now stated that it is not a problem. There’s a lot of discrepancy there…. We have asked them for another opinion, in which they have ignored. We have all their emails from the past 3 years with their promises that they made and broke. Please do your research about buying your new home. Talk to people that have lived in their homes for a while who don’t have anything to lose. and if you still want to go through the headaches and misery of buying an Epic home, make sure you contact the WBI Warranty before your 1 year mark is up. Epic was smart with this as they dragged the process out making promises so we had high hopes and never thought we had to go through WBI. Epic Homes will likely have some sort of rebuttable about this review. Look at how they deem Byron’s matter closed in his review, or how they found their experience with Candice as “incredibly challenging as well”. Epic has gone through many service people in the time that we have been dealing with them which goes to show what kind of company this is. If anything changes with our situation, I will change my review then.
