I was a former uoft engineering student. I lived here for about 2 years. My review reflects the experience around 2016ish. The good side is it's super close to school especially engineering buildings. Bad side is their poor maintenance, they had cockroach issues lasting, they had a broken carpet when I moved in and they promised to take notes on it but when I moved out, they wanted to charge me. As a matter of fact, I knew they replace the carpet when a tenant moved out. They charged a cleaning fee when I moved out.

Avoid this building at all the cost. Living conditions: no AC, hot in summer and heat not working well in winter, a lot of mold in the bathroom, windows in kitchen stuck all the time, very NOISY due to never-ended constructions nearby The management is a joke. I’ve lived here for more than 2 years, and winter is jus so hard for me as the temperature is way lower than the legal limit. I called them several times every winter and what they only did was coming to my room and close all the windows and ask me to see if the temperature increases. I felt it was ridiculous (the temperature was around 16C when the window kept closed). Another thing is when I asked to add me to the lease as I was not the lease holder. They said they could do it and after a few email communications and paperwork, I thought my name should be successfully added. Only after one year when I asked for the tax return form, they told me I was not on the lease. Kidding me?!!

Shared 200sqft with a stranger for 1000/m each. At a given time, that space was also shared by at least 10 cockroaches out in the open, on the counters and in the toilet and bath. Cockroaches are endemic to this building and pest control treatments done while I lived there did nothing about this. Neither did many mop passes and constant cleaning and garbage disposal. The management is dismissive and everything in the gym was broken and and out of service BEFORE covid. When covid began, common button/handle cleaning was nonexistent. The rats in the back ally are intense. I actually like rats and am certainly not afraid of them in general, but the sheer number made taking the recycling out ominous. Had to leave partway through my lease as it became truly uninhabitable when I began working from home spending all day in a single overheated room (beyond 30degC in the winter) and the cockroaches got worse. The view was alright.

The rooms are a nice size and allow pets, but they are very over priced. some units do have bugs, Don't put your bike in the bike rack outback because it will get vandalized or broken. The trash bins are a disaster every weekend, I have been here 2 years and never seen the windows washed. There are sometimes Homeless people sleeping in the entryways, and many of the units have outdated bathrooms and Kitchen cabinets. Never rent a room without seeing the actual room you want, because all of the rooms are slightly different. some have outdated pink bathrooms, others have carpet some have closets others don't. I know its difficult with coivd but don't sign a lese with out seeing the room first. The water pressure is fine in both buildings, but in 200 the water is either freezing cold or burning hot and the hot water knob in the kitchen makes loud noises when the water is running. Also know that there is no ramp or way to keep the doors open for this building 200. Moving in and out of this building everything will have to be moved up and down the stairs before using the elevator. and if everyone moves out the same day all of the elevators will be in use. Finally the new management company is better then the old one. But landlords/management will not transfer leases if you wish to switch units because of cockroaches or bad roommates. I wanted to move out and approached them about having a hard time viewing other apartments 2 months early. Because of covid and so many vacancies many apartments are either one month or move in immediately, and I would then have to pay double rent for a month to 2 months. And the Management told me that that was just the "Cost" of renting. Needless to say this is just another company who sees tenants as cash only not humans who have problems and really only want to cater a run down building to U of T students so they can keep raising the rent in between renters. The building is in a great location the rooms are bigger then some the windows don't leak and if you get one without bugs it is very quiet. I just wanted to give a bigger picture so that renters can make a more informed decision. So I guess I will just continue to add to this review. I just found out today that if you break a toilet seat they will charge you 30 dollars for a replacement. I pay almost 1600nl dollars in rent and they won't replace a broken toilet seat. This was not broken maliciously. This was due to wear and tear. It doesn't say anything in the lead and they don't tell you this till something breaks.

Only Upsides: close to exam center, and about 15-20 min walk for engineer/life sci students. Downside: HUGH roaches problem especially in lower floor (some kitchen cabinets are slightly connected to neighbouring units/walls so no matter how many times you request pest control from the office, roaches just keeps coming in from neighbouring units. Have a broken heating system, cannot control heating for individual units, so to fill the government requirement of couple cold units, they turn the overall heat high, many many units are extremely HOT year around (especially when they continue providing heat in late spring/early summer) Many of the kitchen bathroom interiors are very outdated (looks like haven't been renovated since 2000s) units vary one to another, def need to look at the units before sign the lease. The relatively better renovated units are overpriced (around 1990 for a one bedroom) while the slightly cheaper ones are very gross and disgusting. No in unit laundry No AC No dishwasher, small kitchen Management team is very rude, especially the person sit on the left side of the office named Rode or something, she's very arrogant and look down on customers based on the ways she interacted with me and a current tenant while I was waiting. In the middle of the pandemic when all apartment complexes have many vacancies, guess the management team have a bad enough building portfolio from their attitudes already, so they don't even try to recruit new tenants. Def think before you sign the lease, the general building is infested with roaches, but if luckily got a roach free unit and clear our all organic substances daily, it's livable. won't survive without Portable/window AC, especially if u got the "hot" units, room temperature reaches 87 88 for couple days in march/April and even February. 99% of the people I know move out as soon as the 12 month mandatory lease ends, but if you can stand all the downsides above, this building does have a good location (Ps: it used to be quite here, was also one of the benefits, but a construction cite nearby started last year, loud truck noises in midnight and probably will takes couple years to finish

We have lived here for a while and I can safely say that I am glad we do not continue to give our money to Cogir (property management company) and 200 Elm place. Where do I start? From the moment we walked into this building something seemed off. Great location, decent rent, and a great building from the outside. But, the building seemed empty. We have rented homes/apartments in Toronto for 6+ years and never heard of this place. Well, it seems like the property management company (Cogir) has done its best to let the whole city know about its poor treatment of residents and their abysmal maintenance of the building. It is exactly why there are mostly new students living here. Because they are unaware of property management companies like Cogir and their staff. No one who has lived in the city for 3+ years would dare sign a lease at this place. Management is extremely rude and defensive. I remember when we first came by to see the apartment we had to pry answers out of them. It was always like they were concealing information about the apartment quality, costs, other rooms, problems. Whats worse is they made us feel bad about asking basic questions. I've been in sales and I know how to talk to people. The tone and attitude is just defensive, like they were trying to get rid of the place. The experience for someone looking to rent for the first time is horrible. I remember walking into an apartment that looked like it had not been cleaned in months. There were dead bugs all over the place, broken window blinds, outdated, dark bathrooms with black mold, a refrigerator, and a stove from the 80s, no insulation?! (how is this even possible, aren't you guys regulated) . I could go on. I mean the other reviews say this place has cockroaches... But wait it gets better. Not only does management do its best to conceal VITAL information about all the costs associated with renting the apartment, but they also blame/get upset at YOU for asking basic questions. Remind me what's wrong with asking the landlord BASIC questions about the lease before you sign? Let me just give you all my savings while we are at it. When it came time to sign the contract all the hidden costs came crawling out like the bugs in that building. Renters insurance, key deposit, cost of setting up hydro, cleaning fee before you leave, limited liability if anything breaks in their poorly maintained rooms. This adds up to well over $400. To be quite honest we would not have had a problem with this if they were just honest upfront. They literally just took a step back, crossed their arms and said, thats not my responsibility. What do you mean?! You manage the building!! It left such a bitter taste in our mouths because renting a house for 12 months is a big financial commitment. While we lived there it was SO hard to get a hold of management for anything. I mean we didn't want to bring stuff up because we didn't want to be dismissed by management downstairs. After a living here we have just about had it with this management. I mean, we wanted to work with you guys! at least be nice. These are NOT high expectations. tldr; rude management, BELOW average rooms, hidden costs, no responsibility. do not live here.

As a tenant, I experienced roaches, bedbugs, broken pipes, false fire alarms. They also have a super unreliable accounting system that sometimes misses your online payment and says you own them the rent that you actually paid 2 weeks ago. Also, they refuse to provide reference from landlords.

The most ridiculous place in Toronto. Its not a residence for human but for cockroaches. We lived here for 1 year and i swear all we waited for was to leave from here as soon as possible. Even the flooring, if you rub a white paper on floor it will turn brown that much dirt. The whole weekdays construction wakes you up. Its right beside the building. The location is good and terrace view is good but i wouldn't compromise living in a apartment like this. Honestly i was scared to go in washroom at Night coz there were cockroaches all over. My food packets even if you leave for 5 min, cockroaches are eating it.
