I am extremely grateful to the team at Dwell for their dedication and willingness to help our strata through very difficult circumstances. Dwell replaced our former management company in late 2019 after our strata (under a new council) had to call a 3/4 vote to force our previous management company to end their contract, and from day one Daniela was bombarded with demands from owners, the former management company, and aggressive contractors. Owners were frustrated by a $1.2 million dollar budgeted project that was already $600,000 over budget with numerous deficiencies still outstanding and contractors demanding further pay to repair their own deficiencies, and there was also frustration over general building issues due to aged buildings that require attention in multiple areas, and then within a few short months the world was grappling with fears and restrictions related to the Covid-19 pandemic which caused further frustrations between neighbours who were en masse spending an unprecedented amount of time at home within thin-walled wood frame buildings! Less than 2 weeks after Daniela started working with our strata, an owner presented her with a petition to force an SGM to vote on providing all owners with a β€œrefund” from our already insufficient CRF (the vote failed overwhelmingly upon a review of requirements under the Strata Property Act), and shortly after that Daniela received notice of a lawsuit against our strata brought on by our former management company (they withdrew the lawsuit one week prior to the trial date after receiving an audit that verified the strata’s concerns), and after that one of the former contractors initiated a lawsuit which prompted our strata to countersue due to several hundreds of thousands of dollars owed to the strata due to deficiencies that were confirmed under a professional audit, and then a second SGM was forced on the strata by a group of owners who have a history of bullying, voting down maintenance projects, and making defamatory comments against previous council members and employees. In recognition of the excessive pressure rooted in a combination of old strata-specific and newer more global problems all being mounted on our property manager, Dwell’s executive offered our strata a replacement property manager and gave us a second chance to behave like a community, and so entered Florin who was greeted by a very aggressive collection agent who had been hired by the engineering firm from the botched project that preceded Dwell’s involvement (nearly 2 years later) accusing Florin of β€œhiding” behind emails and voicemail and our lawyer of being a β€œfake lawyer”, and threatened to sue our strata if payment wasn’t made, and ultimately did nothing when the council continued to decline payment. Shortly after this dramatic introduction to our strata, Florin was faced with multiple complaints from owners who had leaks into their ground floor units caused by a combination of botched work from the former contractor and failed areas of original membrane after the torrential rain experienced in late 2021, and he also coordinated with the strata’s lawyer and the strata’s independent auditor and new engineer to help our strata to plan to manage project deficiencies as well as addressing major repairs that had been neglected during our buildings’ 40 years of existence (just over 25 of these years as a strata). Yet despite the many stresses provided by our strata, Florin manages to laugh at silly jokes, show compassion to confused and frustrated owners, listen to our needs, and provide invaluable insight and advice. Needless to say, our council and strata have faced immense challenges these past several years in standing up against a very challenging situation with our previous management company and the contractors they had encouraged a previous council to hire and managing the repairs, plus other more global and strata-related problems, and there is no end to my personal gratitude to Dwell as a management company, and both Daniela and Florin for all they have supported us through.

In my 16 years of working as a realtor, I have never been as impressed with a property manager as I am with Ryan Fitzpatrick. He is extremely knowledgeable, reliable and responsive. When I had inquiries about one of the complexes he manages, he went above and beyond his duties to ensure I had the correct information. His professionalism and positive attitude really helped me with my duties as an agent. He is a true asset to Dwell Property Management and to the buildings he manages. Thank-You, Ryan!!

I've dealt with many Property Management Companies as an owner and on council; no management company is perfect!...it all really comes down to the property manager! I have nothing but great things to say about Jason Gill with the management of our Strata. He's been very responsive and has handled all matters professionally and in a respectful manner. I am president of our strata council and have been a council member for five years. Jason Gill, our property manager through Dwell, has proven a reliable and invaluable support to our building. He has not only helped us effectively manage our finances and day-to-day operations, but has helped us maneuver some tough spots: envelope renewal, change in maintenance companies, increased security risks, a law suit, insurance hikes, and, well, a slew of other issues. He gets people; he is bold and direct but caring. He thinks of our building as his own, and our council finds his leadership indispensable. It is hard enough to find good talent and workers for the strata buildings now a-days, moreover people who actually works, have empathy and integrity. Jason Gill from Dwell Property Management have these characteristics. We are fortunate enough to have Jason as our PM since 2020. He is also a professional with many years of strata experience, team player, good communicator and responsible person. Our building is happy with his services and plans to keep him as our PM for many years coming.

As President of my strata council, I have been working with Dwell since the start of the company and have dealt with an extremely professional Property Manager, Mr. Jason Gill. He is professional, prompt, reliable, and knows all the operations of a successful strata. During a few emergencies, Mr. Gill was very prompt with all courses of action, and helped me monitor the situation really well. His knowledge is second to none. Our strata has been working with Dwell Property Management and property manager Jason Gill for almost six years. Jason is a great support to our council and is an invaluable resource for us. With his advice and guidance we have upgraded the interior of the building , updated our by-laws, and created policies for a number of matters including parking, moving, and suite renovations. He responds to our emails right away and is a fantastic problem solver. As council president I regularly rely on his advice on many matters. We started working with Dwell six years ago and are very happy with the property management service they provide.
