Cornerstone Management is an Edmonton based full service property management company, licensed by the Real Estate Board of Alberta and member of the local Real Estate Board. We specialize in the management of individual investment properties as well as condominium buildings. With over 500 units in the Edmonton Area our property management experience in the Edmonton Area allows our clients to reach maximum potential on their investments.

Our team of licensed Property Managers, combined with our trained and experienced office staff allow us to service portfolios of any size and variety, including singe family homes, townhouses, duplexes, four-plexes, condo units and even large apartment buildings. Our services include advertising rental units, screening and placing tenants, collecting monthly rents, handling and coordinating maintenance requests and performing all other duties in relation to the management of your investment. 

In addition to property management, Cornerstone Management currently works alongside 9 Condo Boards providing Condo Management services. From collection of monthly condo fees, to negotiating service contracts, to preparing budgets, we can offer condo boards the necessary tools and knowledge to manage their building with efficiency and precision.

History

Our Brokerage was incorporated as Kirkside Real Estate Corporation in August 2002. At the outset, we earned a reputation for working with investors in the acquisition of revenue property.

It was therefore a natural progression when in June 2003, a Property Management Division was established.  Our investor clients were looking for competent, reliable management of their investments and our Property Management Division fulfilled that need. Over time, Property Management became our major focus, so our operating name was changed to Cornerstone Management in March 2012 to reflect that change in focus.

Having dealt with this company in the past i would like to post my review. The fact you have 40 negative, 1 star reviews speaks VOLUMES for your company and lack of accountability. Judging from your clap backs which are VERY unprofessional it appears you require some education on rules and regulations regarding rentals. YOU CANNOT KEEP DAMAGE DEPOSIT FOR ANYTHING ASIDE FROM DAMAGE, yet you clearly state you deducted NSF fees. WRONG!!. That goes against the rules in tenancy act. One of many items your company feels it can get away with. Furthermore your leasing practices are nothing less than shady and again unprofessional. Don't think you can heavy hand people and hide under the umbrella of pretending to be a large company to overshadow the fact you are a less than satisfactory company when it comes to multiple issues. Defective appliances, poor management, improper end of tenancy protocols, when in fact you're a sub par, small size company that is low on the property management totem pole. The BUCKVALU of property management actually. I invite all whom have these poor experiences to not only contact the tenancy branch but also contact the Better Business Bureau. To whomever it is that responds to these messages, ( sounds like a Karen ), instead of the caddy clapback's, DO a BETTER JOB PERIOD and learn some professionalism. I wont ever rent nor recommend again. IN RESONSE TO THE " FAKE REVIEW" this must be Carolyn responding as she is less than pleasant and professional. I'm not using my real name as i don't want harassment ( not that you answer emails in a timely manner anyways but have in fact dealt with you in the past and also have no tie to your other reviews... perhaps you should take a solid look at your performance as all the reviews that are 1 star cant be fake.. your time would be better used making sure your properties are in fact cleared of contractor refuse, old appliances etc.. Have you toured your properties?? if so then you really need to get some guidance on how to manage correctly. You are caddy and unprofessional and I will forward all my findings and past dealings along with photos of your messy properties to, The Real Estate Council of Alberta, The Alberta Real Estate Association, Realtors Association of Edmonton and the Alberta Residential association, Better Business Bureau to name a few. Hiding under the umbrella of " Broker" and "Realtor" does not mean you can act however you choose.. and again please re read the tenant act as you seem to put your own spin on it. THE REVIEWS DONT LIE, YOU DO CAROLYN. DO BETTER. Our many mutual affiliations in Alberta and BC are also showing concern. YOUR reviews speak for themselves. Makes you look like a SLUMLORD

What a joke of a company. Whoever they have responding to these reviews needs to be fired. They are completely combative and defensive towards any slightly negative comment and just shows you how they handle customer service. I'd urge anyone looking to rent from this company to look elsewhere. The comments about them not making repairs and ignoring emails are completely accurate. I have dealt with this company through my girlfriend and it was always a nightmare asking for even the smallest repair. Think twice before renting from them!

Absolutely awful. Every time I have needed repairs, no matter how small, they either hang up; or if they actually send someone to fix it, they also stiff me with the bill. The plumber they contract to do home plumbing repairs flat out gave me his personal cell number so I can contact him directly because Cornerstone is just THAT awful. Had the wind blow down half of the fence and the tried to make me pay for it. Will never recommend these unprofessional miserable people to anyone. Ever. Also, they admitted to "surveying the property" from the back alley without my consent or prior knowledge. When I brought the issue up to RTDRS, they stated Cornerstones behavior was unwarranted, unacceptable, and they advised me to take it to EPS and file a harassment case.

Well as a property owner who had used this company to manage the house. Where to start, the house now needs to be gutted. Fecal matter all over, urine stains everywhere, hypodermic needles and crack spoons, city complaints.....on and on and on...attempted to say I could not evict the tenants because of some agreement they made and then cancelled their contract when I went to evict. DO NOT USE THIS COMPANY

Cornerstone Management has been the worst landlord I’ve ever had to deal with. I rented a unit last summer for what ended up being a very short period of time. Before signing the lease everyone I dealt with was kind and pleasant, and after becoming a tenant Cornerstone Management was unreachable by phone or email and unreliable. By the time I moved out the damages from the previous tenant were still not fixed, which was 3 months later. I was in direct contact with the repair guy and every time he was supposed to get something done, another thing came up and nothing got done. Upon move out inspection Carolyn tried to charge me for damages that were there from previous tenants, and if I hadn’t had pictures of the damage with the date on it, they would’ve taken my damage deposit even though these damages were noted when I moved-in. The attitude of the employees was unprofessional throughout each encounter I had with them after moving-in, and I would not recommend anyone to rent from them.

I'm giving 1-star only because thats the default. The company deserves none. DO NOT RENT FROM THIS COMPANY. IT WILL BE THE LONGEST LEASE OF YOUR LIFE. I rented a condo from this company for 1 year and from the very beginning it was by far the worst rental experience I've ever had. Swindler realtor Paul swore up and down that the suite would be cleaned prior to me moving in (isn't that standard??) When I met him to get my keys and do the move-in walk through, I could tell immediately I was being deceived. Absolutely NOTHING had been moved since he first showed me the suite, right down to half used tissue boxes (disgusting!!) and a dingy old office chair but the last straw was how filthy my sons soon to be room was. I argued that the suite had NOT been cleaned and I was right. Paul hired their "back up" cleaners who agreed 100% that the suite had not been cleaned. They were pouring pails of dirty water from washing the windows and floors into the toilet, found dust, dirt and crumbs below the fridge, the oven was filthy, there was thick grease on top of the cupboards and the list goes on. They were there for 4 hours! Clearly, nothing had been cleaned. During my move-in walk through, I also questioned the fire alarm and whether we should test it. Paul looked at it and said well the light was on so it must. When a maintenace person came to change out the stove range and check some leakish from the washer, I brought it to his attention and nope! The fire alarm DID NOT WORK! He thankfully had an extra one in his truck and changed it out for me. The cleaners had brought to my attention that the outlet behind the microwave did not work and that was likely why the previous tenant was using an extension cord to lead to a different outlet. (I had brought this to Paul's attention during our first showing and he stated it was because the tenant just wanted to do that...lies.) The cleaners advised that I alert Cornerstone immediately as using a cord in this way was unsafe. I did just this and they sent an electrician who fixed the problem. A couple weeks later, I was sent a bill for $300... for a preexisting issue! I had discussed this issue with Connie Ness who agreed I should not be responsible and she said she would take care of it. Out went Connie, though, and in came Carolyn Flexhaug, the biggest problem with this company, in my opinion. Carolyn is completely irrational, unreasonable and impossible to deal with. She is the first to pass any and all fees, owner responsibilities and issues on to the tenant instead of appropriately assessing the situation for any actual damages by the tenant to properly manage the situation.

To date these guys are amazing! I called left a couple messages regarding a viewing, Megan, Paul, and Carolyn followed up with me in a mater of hours. The next day paperwork was signed, monies transferred and dates confirmed. Honestly I couldn’t ask for better service, professionalism, friendliness, compassion and all things associated with serving the public! I have been working with the public for 25 years… I know top notch service when I receive it! Thanks Doug!
