If you like saving money, and hate real estate agents stealing it from you, Bode is for you. I sold my condo with Bode and saved ~10k on real estate agent fees. Bode charged 1% total. Real estate agents in Alberta charge 3.5% on the first 100k and 1.5% on the rest for both the buyer side and seller side for reference, so a significant savings. Here are some details of my experience: The listing process was easy, and Bode sent a professional photographer to take photos and measurements - which was included in the 1% commission. Bode posted the listing on MLS once I entered the data about the property and wrote a blurb describing the property. I was also able to search out recent sales on bode and cross referenced on honestdoor.ca and I set a price that was reasonable as I was motivated to sell quickly. Bode sent out and installed a lawn sign with a QR code so people walking by could scan with their phone and take a look. They also sent out additional for sale and sold stickers. The main difference between bode and a traditional real estate agent is that you have to show the house yourself, but if you live in a place, you know it best and can answer questions better than a random real estate agent and honestly it doesn't take much effort to open the door and take pride in where you live. I had multiple offers within a week of listing and many more people wanting to look at the unit. I chose an offer which didn't have a real estate agent, so I was able to save some money on the sellers commission. The buyer got a great deal because I was willing to accept slightly lower due to no commission - win -win. When offers came in through the website, it was clear what the offer was and I had the option to counter-offer on the various aspects of the deal. Once a price was agreed upon, the standard contract was populated with the accepted offer and both parties signed with dousign. We had to extend a couple of the conditions and bode was quick when we asked them to amend the contract - professional and quick answer put both parties minds at ease. After conditions were waved, Bode sent the documents to my lawyer and the deal went through. Bode is going to destroy traditional real estate and the greedy, lazy, colluding, overpaid agents. Once people realize that the process is easy and this technology streamlines everything and saves money, traditional realtors are going to go out of business. I'm not really sure why anyone would use a traditional real estate agent, especially when selling when Bode is available. The best part is if you don't find a buyer, Bode doesn't charge you, so there really is no reason to not try them out. Bode turned real estate from an expensive, intimidating and confusing experience into a money saving easy experience.

We were amazed at how fast we were able to sell our home using Bōde. We expected our home to sit on the market for at least a year and we came to conditional agreement in 6 days! We certainly priced our home right and were able to sell it for 7% more than market and 92 days faster! It it is with mixed emotion we are saying goodbye to the home where our kids were raised but are overjoyed with how the sale of our home went. I would recommend Bōde to everyone.
