Welll what to say first off I live in aspen creek it is the worst. We pay a lot fee witch varries per resident based on the rental market at the time of joining the community. The way that they do the lot fee payments is based on a four year transitioning period meaning they will increase your lot fee payment every year for a max of four years.For example if billy joins the community in august and the rental market is week he may only have to pay a max of 600$ at the end of the fourth year starting on year one paying say 500$ year two paying 550$ year three paying 575 and year for paying 600$. Now keep in mind during each increase every year nothing in the community is improved. If you find yourself calling midwest property management and asking for a break down of what exactly you pay for they tell you they do not have that doccumentation. Let me break it down for you if im paying "hypotheticaly" 700$ a month and i do the breakdown myself it would look something like this Snow removal for the community : aprox $2000.00 Garbage removal for the community : $2000.00 The community brings in a garbage bin for spring cleaning: $300.00 Community brings in dirt to level low spots in your yard : $300.00 So baised on all these costs at first glance you would say whats yoir problem your $700.00 is nothing considering the cost of snow removal alone.well your wrong let me break it down the community has over 1000 homes for the purpose of this example i will use ony 10 homes. $700.00 per resadents based on 10 homes the amout the community collects every month would be $7000.00 and the total cost of all the expendatuers for the community are aprox $4600.00 dose it seem to you its a bit of a rip off for stupidity factor lets say 500 resadents pay $600.00 and the other 500 resadents pay $700.00 a month 500 resadents pay $600.00 = 30000.00 a month 500 resadents pay $700.00= 35000.00 a month Totaling aprox: $65000.00 a month Now that i broke it down dose it seem fair to pay what we pay ? ........ nope considering garbage removal is usualy only on avrage $80.00 a month and well snow removal usualy you do it your self. Not to mention that they sell the propertys as profesionaly lanscaped well let me tell you they are not the propertys are a joke witch is why the community brings in dirt for resadents to use to repair there yards. Yes you read right the tenants have to repair the yard that they are leasing from the landloard who dose nothing. Now lets talk about neighboors in the community well the older ones are terrible. They have been here for so long that they figuer they run the neighboor hood even when they are asked and orderd to stop doing something they dont listen they continue to do what they want to. But thats all i have to say about that. THIS WHOLE ARTICLE WAS BASED ON MY OPNION AND IN MY OPNION YOU DO NOT WANT TO LIVE HERE RUN RUN RUN ......????????
