Over the course of six months we put multiple offers on multiple properties, all of which were subject free and up too $200,000 over asking with no luck. I spoke to Ashley and she said not to get discouraged, that this market can fluctuate weekly. For example one week a house might have 15 offers and the next week a house on the same street will only get one. As the market is so hot right now, Realtor's choose a day a time when all offers must be recieved. We determined the best chance in getting a house in this market is putting our offer in on a slow week. The only issue with that is, it's impossible to predict the future and how could we know when it's a slow week. While we couldn't garentee it, we determined that our best chance to put offers in would be over the Christmas break. With in 48hrs of our first offer during the Christmas Holiday we heard that our offer has been excepted. Even better, it was our first property we didn't go over asking on. I was fortunate enough to meet the owner of the house I acquired and she told me and as soon as she excepted our offer she had multiple offers come in through the week. Ashley and the Arm Group were able to acquire me a investment property in the lowest volume market in Canadian history for under asking because of a plan that was created being fully aware of the current market conditions. By sticking to a plan, and not getting emotional, we were able to find an amazing investment property and not over pay for it.
