J	Justin on Google ★ ★ ★ ★ ★ I lived here for a year. this is a poorly built and managed building. The building manager is friendly, but is unwilling or unable to help due to lack of interest from the management group. The leasing agents will lie and say anything to get people into the building. The elevator is non-functional as often as it is functional. The building is generally noisy and poorly ventilated. Security is a joke, several break-ins in the parkade, with management unwilling to help. Even the fob entry/buzzer system is down at least twice a month. Do yourself a favour and look elsewhere.
B	Barbara Nelmes on Google ★ ★ ★ ★ ★ Pumped in hot air during the heat wave, and I had to emergency evacuate my cat. Fridge broke twice leaving our food to go rotten and wasteful, walls have cracks due to poor infrastructure, you as the tenant pay for everything including water (I have never paid for water before.) Management is slow to respond and was not overly friendly. Unless you have a portable air conditioner (not allowed a regular one) don't bother living here, you won't enjoy it.

Trout lake is a minute walk away which is lovely, and the skytrains are close by too. Many pets. It is VERY sound proof, I have not heard my neighbours once! Only downside is the gym is a bit small.
D	David Coulter on Google ★ ★ ★ ★ ★ The fixtures are shoddy, someone's sink fell apart because they filled the basin with water. The parking garage has urine stains everywhere as some tenants choose to let their dogs pee freely in there, never to be cleaned. There is one hand sanitization station for the building and it has never been refilled during a global pandemic. Through all of this the management is incredibly unresponsive. In order to get even an acknowledgement of receipt you need to email multiple times but if you email once too many they send the building manager's boss round to intimidate you in to silence. The apartments themselves are very nice, the interiors are nicely finished and bright, the tenants are friendly and the location is great but they're still overpriced for what they are. Be aware that the leasing office will blatantly lie during the viewings and say that the units are soundproof but the floors/ceilings are incredibly thin, to the point that walls in the lower unit will occasionally shake which is clearly a construction issue, in no other apartment that I've ever been in have the walls shaken because the tenant upstairs was walking despite how heavy footed they may be. Edit 2022: Less pee in the garage. All other issues still exist. Bin room allowed to get to this state by management
L	Lindsay Cosman on Google ★ ★ ★ ★ ★ Kris Loncar was amazing with assisting me in the process of looking for an apartment. I was impressed with how quickly he was able to help me get in touch with the building manager at The Victoria. I was looking for an apartment for months and he was the only person I found to be helpful in my search. When I explained my situation to him, I felt that he recognized the urgency of it and was very helpful. Not everyone goes above and beyond in their jobs, but I can safely say that Kris DOES. Not only was his help timely and effective, but it came from a genuine place of care. I could tell through our interactions during this time that he wanted to get me set up in a comfortable and fitting apartment as soon as possible. With his assistance, I was able to get the lease immediately and arrangements were made in an extremely timely manner (within a day!) I was even pleasantly surprised when he followed up with me a week after moving in to see how I was enjoying the space and area. All in all, his good character showed through in his professionalism. I wanted to take the time to emphasize that we need more people in the world like Kris; people who do their jobs with care in mind and who go out of their way to help others. I wrote this review in thanks to Kris, but also for other’s to see that he is a great person to help in apartment searching. Also, the building is amazing and the studio unit I am in is space efficient and in outstanding condition! Additionally, the area is so comfortable and already feels like home! Linzee Cosman.
V	Van C on Google ★ ★ ★ ★ ★ It has been about a month or so since I have moved in and I have to say, I love the loft style ground level apartment I rent here at The Victoria! I have two entrances, high ceilings, big windows, and everything (W/D, Dishwasher and bathtub) is new. Storage and parking is available and I have a dog, so naturally love that this building is pet friendly! Not only that, the people who live here are great!! Everyone is polite, friendly and welcoming. There is a gym, with quality commercial equipment complete with cardio spin bikes and TRX system!! Unfortunately, Omicron is a thing, and it is shut down for now, but there's also a community garden that we are able to make use of in the Summer!! The surrounding area is BOMB!!! With Trout Lake Park only a block or two away, I go for my daily runs or even take my doggo to play fetch or sniff out other pups. Commercial drive is a few blocks away, and with it super convenient for transportation. Rental rates are well worth the value!!! Overall, I am very pleased to be here and invite more awesome folks to come join the herd!

Weekends do get messy with the absence of management, for example the lift, the garbage area and the buzzer has issues. But otherwise its a pet lover's paradise, also has a pet washing station. Amazing location, near Trout lake, close to bus stop and skytrain. The appliances are working good. Window had some issue which got replaced within the first week. The soundproofing is working like a charm, no noise crosses across, and we're in a studio here where everyone is super close. Love it here!
R	Ryan Milbourne on Google ★ ★ ★ ★ ★ I have been living at The Victoria since August 2020, so a bit over a year. Truthfully, it has not always been the best. With every new build, there will be deficiencies. That is to be expected. The real downfall was the property management provided by First Service Residential. There was little-to-no communication which made for many unpleasant experiences which can be backed up by the many 1-star reviews on this page. Thankfully, The Victoria hosts a wonderful community of tenants. Everyone, for the most part, is very helpful and looks out for each other. Thanks to the efforts of some tenants, we were able to kick First Service Out and replace them with Devon Properties. As I'm writing this it is only their 2nd day. I've had to opportunity to speak with Jack Foo (From Devon Properties) who has been very helpful and accommodating as my wife and I begin our moving out process. I'm confident that they will make the relationship between The Victoria and its tenants much more harmonious.
