I love living here. My only gripe is that pesky Skytrain line; it's so close! Nothing anyone can do about that, though.

Been here for a year now, so felt fitting to give my experiences here. I'm super grateful that I managed to stay here. I really like the unit that I'm in and any issues that have come up (only minor maintenance or pest-related) were dealt with in a swift and timely matter. The complex itself is also situated in a great area; plenty of nearby amenities. Would recommend!

When moving in and doing the walk through with the manager, note every minor scratch or dent in the apartment. Also make sure to check the form to ensure that the damage you mentioned has indeed been written down. If you notice anything later, take pictures and send them to the manager. The manager will be very casual in the initial walk through. They will easily wave off damages and say they don't worry about that sort of thing. It will be very different when you do the walk-through when you leave. You will be charged for even the tiniest mark. In order not to forfeit your deposit or a large portion of it take strong charge of your walk through. Take pictures when you enter and take pictures when you leave. You may have to go to arbitration to get your deposit back but it's an easy process. The Residential Tenancy Branch is reasonable and unless you truly damaged the place beyond normal wear and tear or created a mess beyond the normal accumulation of household dirt, the arbitrator will rule in your favour.

Unfortunately no matter how clean you leave your apartment the management of this building will charge you to clean the apartment when you leave. Legally they can't do that but they know that most people will pay the fifty bucks rather than take them to arbitration. Definitely do what others recommend and take pictures when you move in and when you move out. File with landlord tenancy arbitration board. It's super easy and you can do it online. You'll have to pay $100 up front but request when you file that the landlord pays for the filing fee. You'll be granted that. FYI your apartment does not have to be spotless. You rented the place and you are allowed to have some signs that it was lived in. When you leave an apartment you are only legally required to leave it relatively clean. It is up to the landlord to pay for cleaning between tenancies. You will get your filing fee and your cleaning deposit back. Don't be intimidated by their completely blown out of proportion assessment of your apartment when you move out. Someone else wrote about how they are very casual when you move in and very different when you move out. That's the truth. They do that with everyone. It's their goal to try and keep as much of your deposit as possible.

It was a great experience living at Porter, I rented a studio on the 5th floor facing the mountains. Wonderful view, the studio has a great layout, more than enough storage space, kinda new appliances, and great location. The Skytrain is almost in front of the windows so it is a little bit noise, however the apartment is a little bit sound proof so you get use to that. I would definitely give 5 stars if there is no skytrain noise. Pet friendly, people friendly. Great management team, we received all the support when we needed, also when we were leaving.
