I don't understand why the staff treat their tenants so poorly. After 3 years as a tenant, and even afterwards, no matter who is seated at the front desk, they have always been extremely rude and careless. It seems it's part of their training to deal with their tenants as more of a nuisance rather than people. Regardless of your status as a tenant, even if you've never missed a month's rent or never raised any issues, as soon as you step into that office or contact them remotely, expect to be mistreated, yelled at, hung up on, ignored, and disregarded. The only time you will see otherwise is up to the point you sign the lease.

My friend live there and I'm always unhappily surprise by the smell in the lobby and corridor. This place is not well clean.

Honestly just fed up with them. So many corners get cut and good luck getting anything fixed. I have a backlog of problems with my apartment but they wont fix any of them in a timely manner, so I have to pick which problem is the worst - and then MAYBE someone will fix it (I had someone say my oven was fine 3 times - the front element was missing, how do they miss that?). I was about to sign for another year despite the list of problems. But now they are desperate for renters and are letting everyone break the building policies as long as they get the rent cheque. We have a no pets clause and someone on my floor has got themselves a couple of dogs that bark quite a lot. I can't be bothered talking to the building because if they can't fix a stove, they for sure wont follow up on the pets and noise. So I'm out. But I'm hoping this review will prepare others if they are thinking about moving in.

Find another place to live. If you have any issues with this building or Capreit, they will ignore you for months. And when you press them to resolve problems, they would prefer to come to your apartment and argue with you instead of fixing things. I signed my lease for a new apartment and when I moved in, nothing had been renovated and the appliances were 10+ years old. The fridge was already broken, the oven kept breaking and the smoke alarm was going off randomly throughout the night (I was assured everything would be new). Capreit partially renovated the apartment a month later, replaced the fridge 6 months later, and the oven 3 years later. They damaged the bathroom walls during the renovation and refused to repair them - It's been almost 4 years. Last year the entrance door had been smashed, the elevator had broken and the locks on the laundry and side entrances had worn down so only some keys worked. It took them months to fix those issues (and surprise, the entrance door has been smashed again with no sign of repair). My door lock ceased up and I couldn't get into my own apartment. I called security 10 times, no one answered. The building office was closed for a work event, the number they had on their door for emergencies was for a dentist, and their head office said they couldn't help. I eventually resolved it by using brute force. This was during work hours btw. No one at Capreit takes responsibility for the problems they cause, they just want to collect your rent and tell you to go away if you have problems. Look at the ex employee reviews, they all say the same thing about this company.

The staff does not wear masks during COVID but puts up signs for the residents and guests to. The manager Fabrice treats residents like stray animals instead of CUSTOMERS who contribute to this overpaid salary!! What a disgusting way to behave.

I can't believe why the score is to low. I've been living here for more than 5 months and nothing bad ever occurred to me. The staff and neighbors are so nice and polite. There is nothing disturbing. Especially, there is a website provided for us which we can ask for fixing various problems in our unit and honestly it's more than perfect. Every time I asked for a fix, it didn't take more than 2 days for them to come and fix it. This unit is a relief and nobody is here to bother you. At least I and others who I know lived/lives here are so satisfied with the service.

Horrible management, unprofessional and poor customer service. Fabrice Rault doesn't care at all about the costumes, sat an appointment, showed up late and refused to talk cause he didn't have time. His old fashioned strategy is not to face with clients and send the message of take it or leave it. It is what it is. Very rude and unprofessional. The building is an old cheap dormitory for students not a proper residential place.

Terrible management, mangment just increase the rent but don’t care about solving the building problems, they don’t care about smoking cannabis inside the apartment, public areas always are dirty After 2 months they didn’t fix my broken wall glass
