The neighbors are VERY bad, they are sensitive and voyeuristic about everything. We are not comfortable here at all and we leave here at the end of the contract.

Lived at this spot for a year and the management was awesome, super attentive and responsive. Bonus points for it being pet friendly! My furry son loved the community :)

They had this review removed and reported as spam! Siiike! Take a look at their latest reviews! All suspiciously within the last month, and have never reviewed a single other place. Avoid the Lloyd (and any Onni Group properties)! All they do is lie and try to bully tenants around to get their way. They've lied multiple times to tenants to get them to move in and then continue to lie after. If you do something they don't like they go on power trip rants and try to cancel your storage agreements on you without just cause. They are extremely unprofessional and do not care about their residents once they have signed leases. Exteriors of the building have dead weeds on the "non-main" street side while others have nice greenery to lure people in. They made little to no effort to maintain the grounds during the snow that we received. They just keep telling residents "we're going to plant more greenery" and never do that. There is no security for the lower level of the building, despite making verbal statements to residents (and in writing) plans to install gates or barriers to prevent trespassers from coming on to your balcony to steal your belongings. Garbage rooms are constantly overflowed with trash because they are too cheap to address it even though they get thousands in rent per unit. Not to mention doors to the garbage room get jammed when trying to close (both of them) so homeless can go in there and rummage through the trash, making it worse. Fire alarm pranks are pulled around the building (causing panic and upset among residents and pets) and nothing is done about it. Fire extinguishers have been stolen from the common area and have not been replaced for months. Glass was broken for months with no repairs planned, making building unsecure and cold. Said there were "delays" to order a simple panel of glass... for months. New "resident caretaker" hides in his office playing on his phone the few days of the week that he actually "works". He is never out or available to speak with residents, and only sends petty, passive aggressive e-mails from behind closed doors. Do everything you can to AVOID THE LLOYD and ALL Onni Group Properties!

Truly a great place to live in! I've enjoyed my place ever since I moved in. The neighbourhood and atmosphere of this building is really inviting and unique, has its own charm and character. The staff has been super helpful and responsive with all of my requests and I'm very thankful for their ongoing support.

Manager of the building is only interested about money and send passive aggressive emails to residents. I also advise you to check what is due to you when you have to move out because the manager may be able to ask you more money than required. I also blame the soundproof quality of the building which is terrible : you can hear anything at any times, elevators, people taking stairsโ€ฆ Taking consideration to all the cons and the first comment of this page, this is not a place where you want to pay that much

Avoid this place and Onni group at all costs. They want their rent money and care about nothing else. Their building policy says friendly/quiet dogs under 50 lbs are okay yet the building is full of gangsters with big aggressive pit bulls and dogs that bark non stop. Only 3 recycling bins for 75 units. Constant garbage overflow. Zero security. Theft and vandalism is rampant. No response from building management on serious issues.

We rented from The Lloyd on day one last year (April 1). Have there been growing pains - yes - it is a brand new building and there are deficiencies, which over time, are being corrected. There has been staff turnover as two resident managers, not well suited to their role, moved on. Having said that, the current resident manager is very professional, attentive and responsive. Previous reviewers have mentioned noise transfer between suites. This is a wood frame building and in our experience it is much better than condos we have lived in in the past because there is a layer of concrete on top of the plywood subfloor. The only issues we have had with noise have been addressed and for the most part resolved because the resident manager has successfully mediated between the parties. The building is clean and are there issues in the garbage room -- yes -- but the issues exist because residents do not sort their garbage and do not do the courtesy of keeping their recycle for an additional day if the bins are full. Residents continue to dump non-garbage (pots, pans, BBQ gas cylinders, microwaves, etc.) in the garbage room for someone else to deal with; and continue to throw boxes on the floor instead of breaking them down and disposing of them properly. The refuse removal companies attend the site 5 days a week. That should be sufficient. With respect to building security, especially on the main floor, could it be better -- probably -- but even if gates are put in place, people who want to steal will steal. Unfortunately these are desperate times for many. All in all, we love the building. The location is central to great shops, restaurants and transit. It is also only a few blocks away from the Spirit Trail and dog parks. In summary, The Lloyd is a community of residents, who for the most part, are good caring people as is management.

I lived at The Lloyd for 6 months when the building first opened, and it was a great experience! I had never lived in North Van, and The Lloyd was in a great location that made shopping/commuting easy for me. The gym was super convenient and had nice equipment. Huge bonus that it was a pet-friendly building, hard to come by these days!
