K	Kylee Dixon on Google ★ ★ ★ ★ ★ Currently dealing with trying to get my deposit back. This company took over after I lived in my apartment for a year and a half and they were terrible to deal with. I moved out almost a month ago, was told I would be getting my entire deposit back, they told me they mailed it out, twice - then a week later they told me they didn't have my forwarding address and would courier it to me.. I still don't have it. The girl in the office said she would call back and never did and then IVAN the so called manager just told me they have done everything right on their end and cannot seem to take any blame for the fact that they are doing a terrible job at managing an apartment. DO NOT RENT HERE. Currently waiting to hear from the head office which I am sure will not happen.

However after outgrowing space after space we decided to look at a longer term space with expansion potential. As a small to medium size growing business, this was our first experience with a "corporate landlord"; we were nervous about how this would work out and the service we would receive. Babita our building manager has been great and everyone we have had context with; mostly be email, have been patient, accommodating and understanding with my million questions. We think we have found a long term home for our business in West Edmonton and couldn't be happier.

So basically this is are a few experiences I'd like to share: My 2 bikes were stolen because there was a damaged door that led to inside the building. After it was stolen I talked to other residents and I found out it happened several times for the same reason. Basically, the door leading to the outside would get jammed because of a damaged bolt and not fully lock, unless extra force was used to close it, so perpetrators would come inside the building without even having to break in. They knew perpetrations happened before because of this problem and they did not do anything about it, they didn't fix the door or let anyone know there was people comming inside the building, meaning it was something foreseable and I'd say even expected. I advise whoever is reading this to go to E11even google reviews page and read the other reviews. Its almost unbelievable how terrible the management was.

Ivan is a lazy and unprofessional property manager. Not once did he follow-up with any of our concerns. Apperently he's "always on the clock", though from reading everyone's experience we're confident he's just really good at hiding from work. "I'll look into it for you" is his favorite line. Today we will proceed by filing a formal complaint with the Residential Tenancy Dispute Resolution Service. Businesses like this need to be called out for the lies they continue to spread.
B	Britta Jean on Google ★ ★ ★ ★ ★ So I want to share my experience here, and I feel bad because they have SOME wonderful people that work there Steve, and Rizza to name a couple. HOWEVER they are poorly managed and have some awful people working there. My mom lived there for 2.5 years and at the end of her lease they were forcing tenants to have their dogs dna taken to identify the owners who don't pick up after their dogs. My mom disagreed with this, and stated her mind. The girl she was speaking with took her the wrong way and things got heated, my mom was "fired" as a tenant, a 58 year old women. On top of all that I was applying as my own person for apartment in another building and because I was related to my mom my application was dismissed. I was discriminated against based on my association with my mother. On top of that people smoke inside all the time, just outside the entrance it reeks or urine constantly. I would think twice about renting with this company.

No damage beyond normal wear and tear and they keep $800 of our $1000 damage deposit, stating they had to repaint the entire place which is completely false. Charging us for parking we never used and asked several times for it to be removed. Then when we called to discuss, Christine(who works in the spruce grove location) told us to shutup and let her speak. Bottom line these people are rude an unprofessional and a company who i would highly advise you to not deal with.
D	Darren D. on Google ★ ★ ★ ★ ★ I have a friend living in one of this companies buildings in Spruce Grove. The "non smoking" building. She can't even open her patio door now thats it's summer, she is surrounded top, bottom and sides by smokers. It's disgusting. She was warned twice while signing her lease, that the building is strictly non smoking. Dog feces in the hallway,.marks all over the walls. Up until this week, the carpets looked 10 years old. They at least cleaned those. The managers/caretaker's here are not seen. Maybe twice since last summer. I know her rent is about.$1100-$1200. You can do better in Spruce Grove for that price. Do your research, check the reviews. Other people we know had a hard time getting their damage deposits returned, my friend is moving out, we called Landlord and tenants board, they told us to video walkthrough and take pictures of all signed paperwork so they can't change it. The person we spoke too told us this company has a record of complaints. I am not surprised after reading all the negative reviews in Spruce, Edmonton and Calgary. You think in this day and age with a rating of 1-2 you would change. They only care about sucking investors into their corporate building purchases. If you don't have to move to this companies buildings don't, until you do some research and your due diligence
G	Grace Pastuck on Google ★ ★ ★ ★ ★ Do NOT bother renting from this company. Moved in over 2 months ago and had nothing but horrible experiences. Rivergate Edmonton - the building were in is in need of severe renovations that were told to us would be finished BEFORE we moved in. 1 of 2 elevators are broken, the front gate that controls who comes in and out of the lot was broken. The landlords don't care about the property and it really shows. You will over pay, have mixed messages from Irene ( the property shower ), Christina ( landlord involved with lease ) and Ivan ( the official landlord ). They offer various incentives that won't be fulfilled to the extent of which they were promised. It is NOT a smoke free property as well. Please save yourself the time from renting from Strategic group.
