Prepare to be rennovicted by Smart Living Properties if they take over management of your property. Worst Landlord I've ever had renting; they frequently ignore repair requests, and intimidate long term tenants into moving out. They will attempt to offer a buyout that seems good on paper, but it won't get you far in this increasingly greedy market. KNOW YOUR TENNANT RIGHTS. You have the Right of First Refusal if you are given an N13 notice (which is NOT an eviction notice, you do not need to move!), in which you can move back into the rental unit without increasing your rent. You could also ignore the N13 request, as it's the Landlords responsibility to apply for eviction after. Makes you wonder how the people who work for this company sleep at night.

I carried out some work for Smart Living Properties and was pleasantly surprised by the communication and professionalism throughout the entire process. Easygoing staff, yet incredibly thorough in the work they do. Without question, 5 stars from me.

The slumlords of Ottawa. DO NOT SIGN WITH THIS COMPANY! I have lived in one of their properties for about 6 months now and understand all the reviews. Here are some points from my experience I would like to share: 1. They may lure you in with their pretty new renovated units and inclusive rents, but do not be fooled. Their units are poorly renovated, you will find yourself constantly making maintenance requests. 2. They do not care about their tenants, and will even lie to them. a. The sales agent Hazem lied to my roommates and I claiming they would install a laundromat in the building by may 2021, only for them to never install one. b. The property manager Bea ignores emails from the tenants, and dodges responsibility. After being told I would not be able to park in a lot behind my building due to their supposed plans to build an “enclosure” there, I see other tenants in the same building using it as parking space with permission from Smart Living. 3. Unannounced inspections, a representative came to inspect the unit, without any notice. This is likely only part 1 of my experiences. I will keep you all posted if I have anything more to share. I am choosing to post this review anonymously as I feel I would be in danger of attempted eviction if I were to use my real name.

I was looking for short term accommodation in Ottawa. I went looking on different websites and found Smart Living Properties. On their website it shows really well what their available rental options are and how much it will cost you. Moreover, you can basically walk through the studio or apartment with their VR tour option, which is very convenient if you are not in Ottawa. I found a building on Elgin Street which suited my needs very well. The location was very central and the studio was fully furnished. The nicely decorated common spaces such as the kitchen and the living room were a good place to meet other people. Whenever you needed something, the superintendent Janos and the property operations manager were always available when you needed help. I really felt at home there. Can definitely recommend!

Alright, let me start with the fact that houses that belong to smart living are astonishing. They are superbly furnished, and secure. I have been living in the Amaya Private apartment for four months and still have four months on the books. They are great. Highly recommended.

To be here for more than one year, I like my experience Smart Living Properties. There is an advance of technology in their system. They hear the needs of tenants, the space is large and has 2 different beautiful views in front and the back for everyone. The members of the company are very attentive, I recommend 100%. Thanks to Smart Living Properties.

the worst place I have ever lived. The fire alarm has gone off 4 times in the past 24 hours for the entire building, and no one has informed tenants what the cause was. The worst quality of renovations I have ever experienced, my roommates TV has been broken since moving in, the superintendent has said multiple times he would fix it yet never has. The lights in the washrooms turn off randomly and will not stay on. Our water completely shut off yesterday. Several items around the apartment were broken upon moving in and have never been fixed. The apartment was disgusting when we moved in, the floors had paint all over them and were dirty. The fridge was broken, the dishes that came with the apartment were dirty and dusty. But most of all the worst part of this company is the management. Our first tour nobody ever showed up and we had to reschedule. We have made multiple maintenance requests that have been promised to be fixed; however, the superintendent has yet to fix anything and is rude and uncooperative when asked. The property manager Bea is probably the worst of them all. Not one phone call or email is ever answered other than when we wanted to buy a parking spot in the lot (not a surprise because all they care about is money). The one time she did answer the phone she told us to speak with the superintendent even though he was on vacation. When we moved in the fire alarm in the living room was taken out and there was no explanation, when we asked about it the superintendent shrugged and did not know anything about it. And finally they have been saying for the last 5 months that we have an outstanding balance because someone did not pay rent, we all sent our banking history with proof that they took our money and there was no reply. Yet we are still be hassled to pay them money that we do not owe them. Do not be fooled by their fancy renovations, nothing is built properly and these people are highly unqualified for the positions they hold. This company should be shut down, they are dangerous, unreliable, liars, and disrespectful. Stay as far away as possible, all they will do is take your money and place you in an apartment that would barely pass any safety inspections.

Easily one of the worst companies I have had to deal with in my life. They draw in young students who don’t know their rights with flashy pretty looking apartments that they say are newly and professionally renovated with all inclusive rents . In my case they didn’t even let me see the unit before I moved in. Upon moving in you will find that the renovations are really poorly done, and every corner that could be cut was. When fixing things they will try to take the easy way out which only delays the problem until it becomes too big to ignore. The managers are apathetic to the issues, and will do the bare minimum, or outright ignore you, then say you weren’t communicating with them despite constantly reaching out. I am appalled that people will work for this scummy company and be ok with it. This is a company that knows it can take advantage of young people who don’t know their rights, stay far away!
