Ended up having had my real estate agent and his company taking over for what should have been Joe's responsibilty.

★ ★ ★ ★ ★ Parents went in when dad was diagnosed with stage four cancer to update the wills & get all the property into both of their names....a year later mom was “left the house” and now gets to pay out HUGE PROBATE fees. Lawyers response; you paid for a will update. Didn’t do the other work, advise it wasn’t done OR explain just how much more money probate is over already being ON the deed.
