β β β β β Beware! Please do you home work when searching for a good real estate rep. I myself found a property that I needed to finalize the sale. I got him and he misinformed me at almost every step. He did not even know the land transfer tax amount and gave all incorrect information, confirming that they are correct (saying that he has 16 years experience). It ended me costing $23k more of what he confirmed. He made the sales agreement with lots of errors and was more interested in getting his commission through the sale rather than looking into the buyer's needs. He was negligent enough not to include all the appliances on the sales agreement. Without my knowledge he even removed several repairs that I had listed to be included before I buy the property (just so that the sale goes through). He lied several times to cover up his own errors and ignorance and at the end his explanation was 'everyone makes mistakes'. Whether it is a big real estate name like ReMax or Century 21 or... is not important; the person you deal with is, even if it is not a big real estate company.

β β β β β No negotiating skills. My property was sold $15K lower than my listing price whereas my neighbors went through the bidding process and sold for much higher than their initial asking price. He said he negotiated to the best of his capability but the end result was still not good which shows of no negotiation skills. I still have to spend another $5k for some repairs before handing over the house. When selling a house, he would favor the buyer and when buying a house, he would favor the seller. This way he can close the deal fast and get his cut.
